The AC was out for 5 days total in the month of October and I was still basically forced to pay my full rent… poor communication overall from their end… do yourself a favor and do not move here…"

"My initial experience during my first 9 months in this complex was exceptional - one of the most beautifully maintained and well-cared-for places I've ever lived in. Unfortunately, things have taken a sharp nosedive with the arrival of a new manager. Currently, the grounds are littered with trash, and there's even a shopping cart sitting outside the south gate. The gate itself is in disrepair, with someone attempting a makeshift fix by jamming a screw into the broken joint, making it a security hazard. I requested a dryer repair nearly three weeks ago, but it took an eternity to receive any communication, and the initial repair request was randomly closed without resolution. Myself and numerous other residents have made persistent attempts to contact the complex manager, but they've demonstrated a complete lack of responsibility, failing to answer any calls or engage in face-to-face conversations. It's gotten to the point where I'm unsure if this manager even exists or is actively involved. My disappointment knows no bounds. What's even more disturbing is my interaction with the district manager when I sought help with an issue. She reached out from a blocked number, identified herself as the district manager of Avia from Greystar, refused to disclose her name, and shockingly, even chuckled when I mentioned my status as a veteran with PTSD. The blatant display of disrespect during that conversation was nothing short of appalling and left me utterly shocked. It's disheartening to witness such a level of disregard for residents' concerns."

"Nicest apartment I've lived in! Can't speak for the management cause i was there through a short term stay company and had no interactions with Avia management, but the building was solid and didn't hear my neighbors aside from the ones across the hall opening and slamming their door 40 times a day. Quiet-close door hardware would be a wise investment for the interior buildings (I don't think it would be an issue for the exterior-entrance ones). One barking dog down the hall but that's the ignorance of the owner, not the building's fault. Still would be nice if some penalty were in place for dogs that bark constantly inside. I would also caution that this is right next to the highway so if the sound of cars bothers you this is probably not the best choice."

"I lived at Avia from 2018-2021. I genuinely loved my time living there. The amenities are fantastic and you can't beat the location! However, their office is a hot mess. They went through a management change somewhere during our time there, and that just made matters worse. The office, unfortunately, has terrible communication within itself and its residents. We are in 2023 and somehow, we're still being contacted regarding "overdue balances", even though each time we call them to try and clear things up, they're ASSURING us we have a $0.00 balance. Just overall, absolutely terrible. Short Pump is a desirable area, and we left town a while ago, so things could have changed, but if you're looking around the area and are on the fence, please save yourself the longterm agony of living here and choose somewhere else. I wish we would have had someone warn us when we were looking."

"Just moved in to Avia Apartments yesterday. So far everyone is extremely friendly! Move in was extremely easy and convenient. Imani was incredible to work with. She was friendly, accommodating and efficient. We are going to love it here!"
