"I lived in a one bedroom , then a two bedroom , as our family grew we went into a three bedroom ! Bob the owner is a good guy always nice and mannerly We had drama queens for awhile and as soon as he figured out who it was he did not renew their leases. He tries to keep it a good place to live !! I would rent from Bob still but husband wanted a change is scenery !"
"At the end of our first year the rent went up with no reason given. The landlord is an awful old man. Everything is made cheaply but it's always the tenants fault when something breaks. The children have been playing on a broken swing set forever as the landlord will not fix it. There's a big drain area out back near the playground that is filled with broken glass and trash. Kids play in it all the time. We've never had a working dishwasher and eventually quit using it since landlord won't have it fixed. We were waiting on the new stickers for my boyfriend's license plates (car renewal) and Bob (the landlord) threatened to tow the vehicle in 24 hours if it wasn't fixed. Landlord harasses us about our dog every time he sees her even though it is HIS signature on the agreement that allows her to live here. Recently our bathroom door fell off one of the hinges and I couldn't locate the screws from it so landlord decided to respond by yelling at me, "screws don't just walk away, it's not magic! How about I remove the whole door and be done with it instead?" There are also homeless people living in the woods across the street that wander the parking lot at night and go through the dumpsters. There is an on site laundry room that does NOT have a coin changer. We are expected to put bills into a soda machine and press coin return to do our laundry. There is a colony of wild cats in the gutters. There is animal feces all over the grounds as pick up is not enforced. The walls are thin and neighbors noisy. I could go on forever. I cannot stress this enough. Yes, it is near Kate Collins and close to most things in Waynesboro .Yes they have somewhat reasonable prices for a two bedroom townhouse in the area and yes they allow pets. But DO NOT rent here. The landlord is terrible and will nickel and dime you for everything, that is, if he even tried to fix your issues instead of just yelling at you for having them. If I could leave right now without having to pay the remainder of the year, I would be gone. Hopeman West is a terrible place to live, mostly thanks to the landlord."

"I enjoy living here, the landlord is fantastic!!! I have two complaints the first is the thin walls. As soon as my neighbors leave home their dog (s) begin to wimper, wine, and howl and it's as if the pups are in the room with me. My second complaint also has to do with the thinness of the walls, the cursing and disrespect the adult speaks to her child is unacceptable. Thin walls are not acceptable no matter where you live!"
