"Company was rather easy to work with in the beginning, but became unprofessional in regards to property maintenance and lease termination. Sink line became broken and continued to leak water steadily for two days in the apartment. Having to use all of the towels within the studio apartment (with no access to washing machine), I had to “remind” the property owner that the issue had not been resolved. Due to a change in employment and the purchase of my first home, I contacted the company to identify the procedure for ending my lease early. We had concluded move-out at the end of October, with me forfeiting my security deposit. I had moved the majority of my personal items out by the 20th of the month, but returned on the 30th after a work trip to remove the rest of the items, return keys, and do a final clean. The company had entered the premises with no written warning to paint, kept my personal items, and never attempted to contact me again. I reached out to the company by phone and was told “I don’t know why you’re making a big deal about this. You were a good tenant and we even let you have an extra dog that wasn’t on your lease” - referring to an instance where my friend had stayed with me to watch my pet as I was away. The owner of the company was unprofessional and simply did not follow their own leases or the law (regarding written notice to enter the premises). I will not recommend this company to any future tenants or clients."
"Simply, most unprofessional real estate company in northern Virginia. Discriminated, customer service/help desk does not answer within appropriate time frame, rude. Pests and HVAC systems were a constant issue based on previous reviews, it seems to be a common occurrence with no solution within their rentals. Do not recommend."
"I've rented from Alls twice in the past, both short-term furnished rentals. Each time I've found them very accommodating, happy to change furniture from their stores at our convenience, and happy to negotiate on security deposit requirements. I'll be looking to rent with them again in the future."
"It's been 7 months, and I'm still very happy with Alls Real Estate. Recently, there was an issue with my heating, and Mr. Alls was able to get me help immediately. My heat was fixed that very afternoon. Then, when I needed assistance with a water issue, I left a message after hours, and Chris, the maintenance man was there at 8:30 the following morning. He was very professional and efficient."
"The most unprofessional people I've ever done business with. ZERO customer service skills. They will try to scam you anyway that they can. They will screw with your life and make you a bitter and angry person (as I am now, due to their ignorant and negligent behavior) The lease they use states a 60-day notice is required for either party to terminate the lease once the year term is up and defers to month-to-month status. Upon giving them my 60 day notice, they told me it was 'unacceptable' because they had gone out of their way to accomodate me. –– If ignoring emails for a month, then taking another month to schedule a property visit, postponing move-in for a MONTH in one week increments, ignoring emails to setup a lease signing, then informing me multiple times that they would send it electronically and not doing it and then showing up to my door to yell and scream in my face with irrelevant BS that they want me out asap and don't care about my 60-day notice and that they will change the locks on me if they want to, is accommodating, then I wouldn't want to know what they consider un-accommodating. At least I know that it's against the law for him to randomly show up and lock me out of my house. Bottom line is they don't follow the terms of their own lease and seem to think that tenants don't have rights. It's bully behavior to try to scare people into giving up and doing whatever they say, no matter how much it infringes on their rights as a tenant. Well, they don't scare me and I know the law is on my side with these people. Stay away from them, they will jerk you around. When I moved into another property of theirs in order to have a larger living space, they didn't even have a key to the door locks and it took them a week to replace them. Their excuse is always that they were too busy. Well, newsflash Mr. Malcolm Alls, you're a property management company and it is YOUR JOB to manage time and be responsive in a reasonable amount of time to maintain your properties in a safe, livable and legal standard. I seriously cannot understand how these people have been in business for so long and own as many properties as they do. They treat their tenants with zero respect and have zero respect for other people's time. It's not worth the hassle to rent from them. I wish I had done my homework before renting from Alls Real Estate."
