"10/10 would not recommend. We lived here for a year and everything was smooth sailing until March/April 2023 until we moved out in August 2023, due to a next door neighbor who caused flooding inside of our unit, and an upstairs neighbor who would throw trash, toys, food, furniture, debit cards, etc. on our deck. The flooding made using our bedroom and other parts of our apartment impossible for a few weeks, and we stopped using our deck for fear of heavy/sharp objects being thrown on us at any point. All situations were meticulously documented by me and reported to the leasing office, and even got as far as me having to contact Gates Hudson corporate where we ended up asking for a concession on our rent due to the flooding. What was their solution? To offer us a $100 Visa gift card as an "olive branch". Keep in mind, this "solution" was not provided to us until months of radio silence from both management and corporate. I do want to give credit where it is due, as the leasing agents, specifically Sydney, and maintenance were extremely helpful and did what they could, but obviously have no say over the larger issues at hand. Long story short, if you decide to move here and run into any issues that force you to involve the property manager or corporate, good luck."
"The building was mostly empty when I lived there. The people at the front office were frequently impolite. When I moved out I had to correct their paperwork and fight to get my security deposit back."
"Awful experience. The management is awful. They really do not know what they are doing. One person will tell you one thing and then another will tell you something else. They overcharged us for the last month of rent and when we asked them to adjust it they said that only management could do it. So we went to management and ended up having to pay a 10% late fee of $2054 even though we only owed $685 that month (our lease was ending on August 10th.) After so many calls and people telling us different things we were able to get them to credit us back rent but only credited us 15 days instead of 20 (a $342 difference). During my one year of living here I constantly saw people in the office changing. I do not think communication is very good among the staff. I would not trust what one person says to you because someone else will likely say something different. There are also lots of other fees that just feel unnecessary and really add up. Your rent charge is not a good reflection of how much you will actually end up paying. The apartments are fine but I would just avoid the Penny because the management and leasing office sucks. The apartments are also overpriced and my roommate had the smallest bedroom with no windows."
"Lived in the Penny for 2 years and would NOT recommend. This is not a good area of town and the doors are frequently left open, allowing anyone to walk in. Garage parking is $125/month and the gate breaks at least once a month, meaning you won't be able to get your car out. I had to pay for Ubers to work when this happened, and management laughed at the suggestion of compensation. During the summer, the pool is occupied by teens screaming profanities all night. Beware of broken glass in the pool. I’ve had packages stolen from the “secure” mail room. I’ve had a neighbor harass me repeatedly. I’ve been told that mold “is normal.” I've had maintenance requests marked "complete" when no one has even come to my unit. On one occasion, one of the leasing agents texted my personal cell number asking for a ride to an emergency procedure. It turned out to be an egg donation — this is a funny story now, but it’s also perhaps the most shocking example of unprofessional management that I have encountered during my time here. Gates Hudson does not “put real human beings first,” as stated in the company’s LinkedIn description, but rather milks every penny out of their most respectful residents. And good luck getting in touch with their corporate office. Property managers last a few months before turning over because they too know how terribly managed this place is."
