Reviews of Garden Court Plaza
"Absolutely incompetent management that only cares about renters enough to convince them to sign. After that, you are on your own and left to fend for yourself. They don't do their jobs proactively as far as building maintence and customer satisfaction goes but will keep asking you to refer a friend. How fűčked is that? They are liars, disingenuous, and have no accountability for their own mistakes. "Compensation" is not a word they are familiar with and is not in their vocabulary. They will ignore any complaints you will have with them and give you the run around until you realize it's not going anywhere. They should be ashamed to be such parasites. Examples: A) August 2023 the garage door was open due to malfunction for a few days while bikes were stolen before a notice was sent out. No follow up was given regarding those who lost their stuff. B) Often when there is a road closure for construction and cars need to be moved, they will only give you less than 24 hrs notice only by email. Too bad if you don't check your mail. C) Endless construction-- noise, dust, related shutdowns. The newly installed elevators still malfunction every few weeks. As of July 2023, the freight elevator is being replaced so good luck moving large items. It took 9 months to replace a passenger elevator FYI. D) And on that note, corner units are subjected to double the noise and construction dust exposure. All west facing units now have had their view taken away and replaced with a literal wall. They've been building this elevator shaft forever. 6 days a week, 7am to 5pm. There's concrete sawing, annoying hollering from the workers, incessant noises that make living here a nightmare if you work from home or night shift. No compensation or reduction of rent offered for taking away our view and sunlight and replacing it with.... This."
"Save your money and don't live here. I moved in here with my roommate because the apartment itself is very nice and spacious, but it was completely not worth the amount of inconveniences I've had to endure, and the lack of understanding from management. This will be a long review considering I've lived here for almost a year, and have had to put up with a lot. -Before moving in, we asked the leasing agent if the construction that was going in the building interfered with the electricity or water at any point and we were assured that it would not. This was not true, the electricity and the water get shut off periodically because of things like leaks that may happen in the lobby, etc. Over the summer, the electricity was shut off for hours due to the renovations on the elevator, and the AC unit was shut off. We were stuck waiting it out with no AC. - When we moved in we were not told that the construction of the elevators was going to be happening any time soon. To be fair, they probably didn't know either until they were both unusable. We moved in in January, and we were not able to actually use the regular elevators until about May-June. We had to use the freight elevator, that was located in the trash room, so you would constantly see the mice and roaches. The elevator's light would often go out, so the elevator operators had to use their flashlights to make sure they knew what floor they were on. All this in a "luxury" apartment building. - Although the apartments are nice, it's really not worth the overall price. They advertise this building as a luxury apartment, but barely offer any amenities to justify the price. The only amenity currently up and running is the gym, but most of the machines have been taken out recently, and it's currently under heavy renovation. My roommate and I are extremely clean, and we've found roaches and mice in our apartment on different occasions. They did us the favor of calling the exterminator who told us that the mice had chewed through the drywall behind our oven. - The dog park that they offer in the back is riddled with construction materials like rusted screws and razors (which I have pictures of), and also dead mouse carcasses. They really jack up the price to pay for the amenities that most of the tenants currently living there will not have the benefit of experiencing. - Having a pet here is expensive as they require a 500$ NONREFUNDABLE fee, and 50$ a month thereafter. I understand that many apartment buildings are now requiring this fee, but this is probably the highest fee for a pet I've seen in Philadelphia yet. - The construction is actually terrible. I get woken up daily at around 7 am by the sounds of heavy construction right outside my window. If it's not the sounds of construction materials getting thrown around, it's the sound of the construction workers screaming, or their music that they play. Within the building, the construction has died down a lot- but in the beginning the construction was right outside your door, and the construction dust was everywhere. - The parking at this place is 100$ a month, but it's hard finding parking as it is. There is construction going on in the parking garage as well, so the tenants are only offered half of the parking lot. You are given a key fob to open the garage doors, but it's honestly useless seeing as the garage doors are sometimes open for the whole day and night. I wouldn't be surprised if people who don't even live here park overnight, and just take their car out in the morning. Not to mention the amount of construction dust will have the outside and inside of your car a mess. I don't think this building is worth it. It's in a good area-especially if you work near Center city, or go to school, but there are definitely better options and you'll be a lot happier."
"I resonate with my neighbors when I strongly recommend AGAINST moving here at this time. This is not a comprehensive review, but I want to put this out there because my neighbors and I have felt the most abused since our passenger elevators broke down permanently a month ago, and I want to hold the management accountable. The new management seems to actually—finally—be replacing the old nonfunctional elevators, which I’m sure is an enormous project, but how managements let the elevators continually break down over the years, when residents depend on it in a 13-story building, is beyond my comprehension. These couple months, what added insult to injury is that renovations and new building work seemed to accelerate, while our elevators continued to be out of service. So it feels like being trapped in my apartment, sandwiched by construction, continuous drilling outside my window and chainsaws screeching outside my door. I can’t even imagine how much dust/debris we are breathing in all the time (especially when they’ve come to do construction IN our home). Anyways, while they are replacing the passenger elevators, which are supposed to finish in early May, we’ve been using the freight elevator. Please see video for how this freight service works, at least when it is working!"
"7 month review: We were here with the previous management who were a nightmare, but the new management is slightly better. They are better at communicating and engaging with residents. We knowingly agreed to move in with the understanding that there would be construction and renovations going on inside of the building. But there are a few negative things about the building in its current state that stand out: Renovations that happen inside of the building create A LOT of dust buildup throughout the hallways and the small trash disposal areas for residents are filled with trash and materials from the workers. They could be a bit more diligent about keeping these areas cleaner than what they are. As someone who is currently in a wheelchair, the building is VERY inaccessible. The only elevator in the building has stopped working for months waiting for an “upgrade” and we are forced to use an old freight elevator that requires someone to operate it. Additionally, only one floor of the gym is accessible, there is no easy way to enter the car garage, and most doors are heavy and need to be manually opened. Overall, this apartment building has potential, but I do not recommend it at this time. Hopefully when all the construction and renovations are closer to completion, the quality of life will improve."
