"I've lived here for almost 6years with my 2 kids. I love hardwood floors and french doors. Bridget is absolutely wonderful to work with. Everyone is very responsive when you need something. My kids love the pool and the open green grass areas to play in too."
"I lived here for two years. TLDR: great college apartment, affordable rent, reliable. Parking: small spaces but you get used to it. Visitor parking is easy, as long as you get a pass from the leasing office. Apartment: pretty typical for Fredericksburg, its a 1970s apartment. I did not have any issues with the appliances. Had a weird leak coming through a vent in the bathroom, but maintenance came, figured out the problem, and fixed it. Bugs: they spray for bugs about 2 times a year? That was the only time I ever saw roaches. The next day, there would be maybe one or two dead roaches in the hallway. Honestly, made me feel a bit better. In addition, we found out a year-in that there was a hoarder in our building. Overheard maintenance talking about mice in the apartment when she moved out and SURPRISINGLY the mice/bugs never moved into our apartment! So, that was awesome lol. Maintenance: There are some weird complaints about the maintenance crew but in all honesty, they are just southern! I had no problems with them. They also regularly cleaned the stairs and hallways (weekly) and were always kind to me. Safety: The only iffy thing is that maintenance has both your door knob key and the deadbolt key. That did take some getting used to, as I lived in the farthest bedroom away from the front door and I wouldn't always hear them yelling "MAINTANENCE" until they were in my apartment. But, I also know that they would yell like 3 times outside of my door. Noise: Very typical apartment noise, inside. I can hear the upstairs neighbors moving furniture around or working out. If you are against college kids rowdiness on the weekends, I would be more wary as you can hear the murmurs of people in the parking lot when you're in the common living spaces. Leasing office: I came right after a small shift in management. But, I had a great experience! There were some reviews about management being rude, but I did not get that at all. Maybe a bit blunt and honest, but why would I want the leasing office to lie to me? lol."
"MONTICELLO SQUARE APARTMENTS DO NOT rent from these establishments. (Monticello Square and Stratford Square Apartments) They are horrible. They have terrible bug, rodent and bird problems. There are holes in the end of the building with squirrels, birds, raccoons and other vermin living in the attic. The upstairs apartment has mice...25 to be exact. (that is what the tenants caught before they were forced to move out) . The problem has been reported to the RM but nothing to date has been done about it. They were told that the RM would have to tell the "owners" and they were on vacation in the Bahamas. I lived with my momma for 5 and a half years until she passed in May of 2015, went to June, the RM of Monticello Square Apartments, and talked to her. Explained the situation and was told not to worry, pay the rent. If I needed a smaller or cheaper place, she would help me with that. Other wise dont worry. I paid MSA every month on time. On Oct 5th, 2016 management decided that I wasnt on the lease, and instead of coming and talking to me to resolve the issue, they issued a 30 day notice in the name of Robert Digges, who passed in 2015. Plus the notice was dated 5th of October to be out BY the 30th which is not 30 days. Pointed out her mistake and on Nov. 1st got another 30 day notice to be out BY the 30th which is only 29 days. I then get an Unlawful Detainer on December 5th 2016 suing me for Jan. rent, which was not due yet. Go to court, Judge Stevens grills June on the owners only to find out that even 1 year later after Mr. Digges death it still a limited partnership with his daughter Lelia (Lele) Hankins. He grills her pretty hard and then put the issue to trial March 1st. Go to court to a new Judge. I win my case, as dead men can not do business beyond the grave. Again, the process starts all over March 1st. 30 day notice. On April 17th was served another Unlawful detainer for May 8th court date. I decided that if I was gonna be harrassed every 2-3 months it wasnt worth the fight so I then gave June my notice to move. I would not be in court. Would be out by June the 4th. Made all my arrangements to move, and on the 1st, Lele knocks on the door, thrust a paper in my face and would not let me see it, stating she had a "writ of possession" and I was to leave immediately. After a 10 minute conversation with her and the deputy she drug there, I was given 2 hours to move or or my possessions would be locked up and I would have to pay her to get them back. I tried to explain my mover would be there at 7 the next morning but she was hearing no part of it. I shut the door in her face and called the courthouse to find out there was NO WRIT OF POSSESSION issued for me. Needless to say, 2 hours passed and NO Lele. She had to go to the courthouse and pay for the writ of possession. I was given till Tuesday June 6th at 9:00a. I moved on schedule. Stayed till Monday June 5th and I left. Do not give your hard earned money to these people. This is a legacy that Lelia Hankins did not earn. It was given to her by her father. She seems to forget that it is your meager salaries that pay your rent every month, maintain her lifestyle..."
"The staff gives excuse after excuse as to why applications are not processed in a timely manner. Management violates the latest fair housing laws. Front desk staff is helpful but that's about it. If you want a quick rental that actually follows the law don't rent here. It's a waste of your money to even apply. Never asked for income verification. We make 8 times the rent but mange mentioned wouldn't consider it. Worst experience with an apartment rental ever!"
"I lived here for 4.5 years and very much enjoyed my time there. If you are looking for a quit place then make sure you specify that is what you are looking for. Otherwise you run the risk of being put in with loud college kids. The walk to various food/bars was a great addition to living there. The buildings are old but they are updating them and after you complete your one year lease you can live month to month with no up charge. If you are looking for an affordable place that is safe and fairly close to downtown then Stratford Square Apartments is the place to be. I do need to add one thing. The parking situation is a little annoying and the college kids will ding your car with their doors. There is limited parking with no visitor parking. It is not the apartment complexes fault, there is just limited space. It's the price you pay for safety and comfort."
