"I'm only giving one star because it is impossible to leave 0. Save your money. Do not live here. Multiple fires in the past year, maintenance is awful, management does not respond to your concerns. For $2k+ a month, you can do better. Hell, I bet if I pitched a tent on the side of the road, it would be better. At least there would be fewer fires."
"Current tenant for almost 2 years CONS: - Pests. There are nests of roaches that the building clearly has a difficult time dealing with. Have also seen mice indoors, and rats in the courtyard/near the entrance. Management has been trying for a long time to deal with this but it's an old building and an impossible battle. - Water shut-offs/no hot water. We wake up to no hot water far too often (though there is still lukewarm water available). Water shut-offs for repairs happen frequently. Usually the building gives notice, but it also occasionally happens without notice as well. - Fires/fire alarms. You can read about the fire safety/sprinkler issues in other reviews - huge red flag. There have been multiple fire incidents in the past year alone, and on top of that the fire alarm goes off more frequently here than all the other places I've ever lived combined. And since there have been instances where the fire was deadly, the fire alarm going off always causes major worry. - Utilities. Utility charges have been steadily climbing, and you have no control or insight into why. We try to be as energy efficient as possible, but it doesn't matter because the charges are shared across our portion of the building. The charges are also purposefully opaque, and can swing drastically from one month to the next. - Crime. This has become an issue more recently. We've had police responding to incidents on our floor multiple times in the past month (that we're aware of). - Mystery fluids. We frequently come across urine (and occasionally blood) near the elevators on our floor. We assume this comes from pets. To the building's credit, it is usually dealt with and cleaned quickly. But it still happens frequently enough to be worth mentioning. - No real security measures. There are some in theory, but in practice the building is completely accessible to anybody who wants to enter and navigate to whatever floor they want to. - Picking up packages. It's a lot of work to staff the reception desks here. They are constantly having to sort through and store hundreds of packages each day, on top of responding to and dealing with the many problems residents are having. But as a resident, it means that it's difficult to get packages quickly unless you go early in the morning or late at night. And the storage system can be very disorganized - it's never a guarantee that your package can be found when you need it. Things never get lost permanently - they just turn up several days later after the packages get shuffled around enough for them to surface. PROS + Maintenance team is excellent. They respond quickly and always do a great job + Cleaning staff is excellent as well. Lobbies and common spaces generally feel well-kept. + Quiet (outside of fire alarms and police incidents). Based on other reviews this may all depend on immediate neighbors. But for us it has been consistently quiet - we don't hear much through the walls except construction or repairs in neighboring units. Though we get no notice when units above or below are being repaired, so the noise can be frustrating in those cases. + Management team is responsive. Not always the most upfront with information, but they at least will respond which is more than I can say for some places I've lived in the past. They are responsive to issues, but the problem is that many of the issues stem from problems that require steep investments to fix (old boiler/chiller system, deep-rooted roach/mice nests, etc) OVERALL The management company is fighting a losing battle with an old building. The folks who work on-site are great and do a nice job managing the building day-to-day, but there are far too many large issues plaguing the building that makes it an extremely frustrating place to live. The cons massively outweigh the pros, and we are actively looking to leave in the new year."
"Great experience here at arrive silver spring, from my first day Rachel helped me every step of the way, she was so nice, kind and welcoming, she showed me around the apartment complex. She went out of her way to make sure I have got the right information and answered any question that I had for her. The apartment is beautiful, clean with a great view in the heart of silver spring."
"Rachel Lopez, my leasing agent made my interstate move to MD very welcoming straightforward. She helped me get everything organized and ready for move in. The concierge service was top-tier. They reserved an elevator when the freight elevator was closed because I got in late because of DC traffic. The staff made me feel welcome every step of the way and I cannot thank them enough. My criticism lies with the state of the apartment upon moving in. The stove bottom tray was miss aligned and the bathroom vent does not turn on. Virtual tours would have been nice considering I was moving from out of state and could not visit the property ahead of time. All that being said I’m very happy with Rachel and the staff for helping me move into the next chapter of my life."
"Google the Arrive Silver Spring deadly fire Feb.18th 2023. Photos 1 through 7 are fire related and the aftermath including the memorial for the young woman who lost her life as a result of the February 18th deadly fire. Photos 8 through 16 are photos taken of the current daily conditions in 2023 at the property. There are currently two complete floors in the A-B tower that are uninhabitable as of late May 2023. Additionally, the A Tower's 7th and 8th floors have condemned units above and below them. Is this the kind of place you'd like to live in? Because the building does not have a sprinkler system and is not required to have one in place if the current Montgomery County Maryland law holds until 2033, it is impossible to prevent this from happening again. The law can be amended in ways that will allow property owners to extend this even further by amending it. Fire fallout aside, I have never seen such a filthy building. It's clear that Arrives faux white plastic floor tiles aren't helping the situation. As long as I have lived here, I cannot remember a time when the property was this dirty. There are holes in the elevator car floors that show the subfloor and they are caked with dirt. Hallway carpets are matted with embedded dirt and are basically black in spots, and the hallway walls are covered in dirt and stains. As a conclusion, if you're an established adult looking to lay your head at night for cheap and without frills and are willing to take the risk, consider it. It is however not a place where I would let a child or a young member of my family live. This building took the life of the Diaz family's 25-year-old daughter who was just starting out in her career and life. Do not take the risk of losing your loved ones or precious child in the building. Due to the lack of modern-day fire suppression systems in the units as well as sprinklers, this tragedy cannot be prevented from happening again. The current county law states that the property has until 2033 to become complaint and install a sprinkler system building wide and inside each and every unit."
