Verde at Howard Square

"Verde - West Building: Not Worth It and Poor/Rude Customer Services. 1) Rude and terrible customer service in the leasing office. This current group of staff in the leasing office is unbelievably awful. There's a guy there (I think his name is Mario) he isn't much help nor has access to check on your account. AI has a better chance of answering and adjusting my concerns. The leasing manager is never there or tries to avoid it. Then you have Nia, who always has an attitude and who wants to belittle customers. Recently, I went to the leasing office, and she looked at me and said, "Uh, not you again," and rolled her eye at me as she stormed off to her office. In addition, she provided me and other residents with incorrect information, which led me and other residents paying rent twice for one month. Some of us were refunded, and others weren't. 2) A trash valet service that doesn't always collect the trash. I live towards the back, and I'm taking my trash to the dumpster since the trash valet service is unreliable. It is a waste of the mandatory $30 added to the rent every month. 3) Several complaints have been made to management about the marijuana smell. The smell is very obtrusive. It's coming through bathroom vents and in the hallways. If the smell is coming through my bathroom vent, it doesn't take a rocket scientist for management to contact corporate to view the blueprint and narrow down which units are also connected to my bathroom vent. You literally can smell which unit the marijuana smell is coming from in the hallway. And as soon you enter the building from the garage, the smell punches you in the face. My job is on the line. My employer can show up at my residents, and if they smell marijuana in my unit, I can be faced with termination. All management does is send a friendly reminder to all residents about the building is smoke-free. It's alarming. Management is very quick to file court papers on residents for late payment, but they don't do anything to the residents who are breaching their lease agreement regarding the smoke policy. Which is a health, safety, and fire violation."

"This review is for the Verde EAST side of the complex specifically. There are many issues at this complex, but I will focus on the security/vandalism issues and the lack of action from property management. This complex is plagued with non-residents entering the buildings at all hours and causing issues (destroying complex property, resident property, trying to enter residences, etc.). I installed a ring doorbell camera because there were a couple times I saw people testing both my door, and those of my neighbors. The parking garage is a MAJOR issue. In the roughly 2.5 years I've lived here, the parking garage gate has been broken and entirely non-functional more days then it has worked. Normally I wouldn't be too concerned, but I have had my car broken into twice in this garage, with major damages being caused during one occurrence. I have seen countless cars broken into, wheels stolen, etc. in this garage. There is only one security camera right at the entrance of the garage, beyond that there is nothing. The garage is very poorly lit at night, and there is also nothing keeping people from walking straight into the garage even if the gate is functional. I brought these concerns up to the apartment management company after my car, along with many others, was vandalized the first time and was assured they were working with security contractors to survey the building and implement necessary changes across the board, not just in the garage. Fast forward about a year, my car is broken into again, and still not a single improvement to security has been made aside from a single security guard sitting by the front door periodically, and chaining a courtyard gate shut. The reason given for this is "changes take time". I understand that, but they shouldn't take over a year when these issues are occurring every day. This is far from the "luxury" apartment it is marketed as. The hallways always smell either like marijuana/tobacco smoke or garbage and the carpets are all stained. Stay far away from this property."

"What an experience! Verde East was on my list of local apartment options. I was looking to downsize. I toured Verde East with Daniel and fell in love. The buildings are very nice and quiet. Daniel was very informative and punctual. He was available for all my questions and concerns. I am a bit OCD so his patience was much appreciated. I was able to select the best unit for my needs and could not be happier. I understand the pros and cons of apartment living- meaning everyone’s experience and needs are different however I have not had any issues with noise or neighbors. The move in process was seamless- Daniel was off on my move in day but made sure my keys and paperwork were available with another rep. I would highly recommend Verde East."

"I’ve been waiting to write this review to get settled but I want to make sure all three of these individuals hard work and dedication do NOT go unnoticed. I am finally adjusted and comfortable in my new apartment and I could not thank Daniel, Paul, and Ronald enough for putting up with some difficult demands and conversations throughout the process. Verde East is a beautiful community with an even better and welcoming staff and I could not speak more highly about this entire process. Daniel was my leasing agent and he made sure to put me in what I feel is a great apartment that fits me and my needs. It’s such a quiet location and I love the accessibility to the surrounding area. Getting things set up as far as parking and my Amazon Hub came as a breeze and if I had any questions he was always there to help. Paul and Ronald were there to assist as well and just pleasant smiling faces to be greeted with whenever I came to the leasing office door with questions. Do not hesitate to move into this beautiful apartment fit with a great staff that will make your time here worthwhile. It’s evident that all three have a great working relationship and I think that is important when working in an establishment and having to deal with people such as myself(or my mom) looking for a comfortable place to reside. You guys have made living at Verde East amazing so far and I look forward to the rest of my time here!"

"I moved to Verde East in 2019. Prior to moving here, I lived next door at Verde West. I've been very happy with Dolben and the staff here has been awesome. I met Ron when he was a leasing agent, now he's the Assistant Property Manager and has always been helpful and professional. The common areas are well maintained. The maintenance staff has been very responsive to all my maintenance requests. It has also been a safe neighborhood for exercising. Now we have a restaurant, hair and nail salons, yoga studio and liquor store on property. Very convenient. The parking garage is a big plus for me. I never have to worry about cleaning snow or ice off my car. Verde is worth looking at if you're looking for an apartment."
