"I hate the fact that I'm giving this place such a low rating, but they have left me no choice unfortunately. We had one of the largest 3-bedroom units in the building, absolutely loved the unit and the space it provided. Facing the brewery though was less than desirable as the noise from there was at times annoying. The company responsible for the property maintenance however was less than sub-par. The company in the winter months with their lack of equipment often spent hours and at times all night clearing snow that should have taken maybe 2-3 hours. It was highly annoying hearing their small bobcat and large earth movers all night trying to perform simple tasks while we all tried to sleep. Lastly, and this is where the 1-star is quite apparent, we moved out almost 2.5 months ago and still have yet to receive our security deposit. I understand they are under new management but 2.5 months is absolutely unacceptable. What makes it even worse is after spending weeks calling, I was consistently told that management company had mailed out checks and that I should be getting mine within days. Well, its been a month already since I've been contacting them and I've heard that story at least 4x already from the staff there, I have not received my deposit. It really isn't a hard ask to get your security deposit back, but at this place forget about it. I'm at a complete loss now on what to do, NH law states 30 days for landlords/management to return the security deposit, we're at over 70 days at the moment. I am tired of calling and hearing the same thing, I may likely peruse another avenue in order to get my deposit back. *Update as of 19Nov2023* I did receive an email stating my check was mailed out. I did get the check in the mail and now everything is settled."
"0 Stars! DO NOT LIVE HERE! There is MOLD, BUGS, AMMONIA smell, and THEY TOOK OUR MONEY. I moved the first year this complex was open to the public. it was ran by one great manager we were very happy. since that manager has left, we had our apartment flood last year displacing us, during the event it took multiple calls to get aid from the building manager resulting us living in a apartment that smelled like mildew. We were promised a month rent 2200$ by Mark Lane for our displacement and hazard. We also were double charged for utilities while transferring our apartment (another 457$). We have had 5 different managers working within the last year all of them telling us they would fix the problem. (Never was fixed). For the cherry on top bugs have started infesting multiple apartments, sourcing from an ammonia smelling unit. the Last manager Kevin would not let people move in to the second floor apartment because they were effected by the flood and suspect there is mold growing in the walls. Multiple residents have complained to the Department of health and Cushman and wake field are suspected to leave this complex due to the mess they have made. I can write more about the endless issues this complex has had over the years but I think I have made my point."
"We moved in about three weeks ago and so far, overall, we enjoy living here. The location is phenomenal with so many amenities 45 minutes (or less) away driving, and convenient walkability to places like Market Basket, Home Goods, 603 Brewery, and a few no-frills (which we like) restaurants and coffee shops. It’s also VERY quiet at night, which makes you feel like you have the whole neighborhood to yourself. Apartments are spacious and the community seems to be filled with mostly nice, friendly people. Yes, there aren’t many “amenities” like a pool and gym, but as someone that has lived in a ton of luxury apartments with pools and gyms, trust me when I tell you you’d barely use a small apartment building gym and usually pools bring in pool parties and residents that’ll trash the community. I do wish we had an outdoor grill or two though. My only complaint: VERY slow responses/communication, if at all, from management. You may need to email/call them a dozen times just to talk through basic questions or issues. They all seem like nice people, but they’re either way overworked or very selective in when they choose to respond to residents. Just be prepared for that if you move here."
"Do not move here! Waited until we moved out to post this. Property management changed about a year ago and it has been an awful experience. The new management company does not keep up with the property. Let’s start with maintenance. Good luck getting anyone in the leasing office to pick up the phone or getting a response on the portal. If they do respond, they will act like you’re bothering them. You will have to hound the leasing office in order to get a simple maintenance request resolved. The property has not been well-maintained. The hallways are dirty. The walls are well overdue to be repainted and banged up from people moving in and out. The carpets are stained in the hallways as well as the elevators. One of the main doors to get into the building has been broken for almost a year, and they will not even fix it. Even though they advertise that they have them, there are no amenities at this property. They will tell you that retail is going in, yet there has been no retail activity for years. And they will use that as their excuse for jacking up your rent by hundreds of dollars each year. There is very little insulation in the walls, floors, and ceilings. That means you will hear every footstep, every toilet flush, every noise from your neighbors. There are three different apartment complexes just 10 minutes south at Tuscan Village. Two out of those three are similar price range and they offer amenities like a gym, a pool, and a beautiful lobby space that can be used for a work from home area. They also actually do have retail, including high end, restaurants and shops. Don’t move here. Talk to the residents as you consider. Ask them, not the ‘offsite’ property management company what their experience is. They are probably in the process of moving out."
"Originally we were very happy when we moved here back in 2021. 1 year later, if we were to re-sign a 12 month lease, our rent would be going up $575 A MONTH. We signed a shorter lease at that time, since it was cheaper, only about $200 more a month. Property was sold 2-3 weeks after re-signing. 1 month later we were told they had “lost” our lease in the transfer. We negotiated moving out 6 months early because of this, we had found somewhere better for the price with amenities. We went to a month to month lease here, which we were told was a $500/mo fee. We asked if there were hidden costs to that price - I was told no, so we signed it. We were then told after signing that it’s market rate PLUS a $500/mo fee for month to month rent. Our rent went from 2089 to 2908 overnight, when we were led to believe it would only be 2589 (which is already stupidly expensive). Thank god we were only staying another 3 months. Beware what they will tell you. We paid all bills (on time, mind you) & paid our final month of rent in full. Balance online said $0 when I disconnected my bank acct from the site. We were told the water bill cost would come out of the security & what was left would be returned to us at our new address. About 1 month later, a check came in the mail, but we were never given a final itemized list for what was taken out of the deposit/how much that bill actually cost. Now, we’ve been moved out for 3 months and we are receiving mail from collections about a $16 bill that was never paid. We paid our rent, they used our security for the water bill, all other utilities were in my name & were paid. We have no idea what this “bill” is for but we’re awfully frustrated that no one told us anything about an outstanding cost (that probably doesn’t exist). They have our forwarding address & all of our contact information - yet it was sent to collections instead. What kind of shady practice is that? I have called the leasing office many times and no one answers. I have left numerous voicemails & even inquired on the website through the contact form just trying to get in touch with any semblance of a human. After about 2 months of trying to contact the property, finally 11 days ago we received an email asking if anyone had ever contacted us. That was a resounding no. They said they would contact the property manager & the regional corporate manager ASAP to get in touch with us. They were supposed to contact us the next day. It has now been 11 days. We have heard from no one. I emailed the provided email for the “property manager” Anna today, who we were told would reach out to us, & received an error email in response - “Address not found. Your message wasn't delivered because the address couldn't be found, or is unable to receive mail.” That’s helpful. We’re incredibly frustrated and I’m so happy we don’t live here anymore. FYI: 3 weeks before we moved out of our 3rd floor apt, almost the entire 2nd floor flooded (Feb 2023). Apts 209 and 309 were heavily damaged by water. Others had mild/moderate damage. There were industrial fans in the 2nd floor hallway for weeks, and everything smelled wet. There were garbage bags of rotten wood on the balcony of 209 for weeks. They listed both of these apts for rent online at full price almost right away, when they were still uninhabitable. I’d be very careful who you trust when renting & I strongly advise against trusting Cushman and Wakefield in any way shape or form. Good luck even getting in touch with them to rent in the first place, no one seems to work here anymore. These apartments are way overpriced for what you get. No amenities or outdoor space. Enjoy the gazebo with no furniture. Also, the area is infested with mud wasps. They were building nests in our windows. Speaking of windows… whoever built this property built it incorrectly according to building code. Because of that, you’re required to have child lock bars on your casement windows - you can’t open them more than maybe 2”. No breeze. Why bother having windows at all. See photos. Rent elsewhere & thank me later."
