"Beware of Pat Roberts. She pressured me to work with her as my realtor even though she was representing the sellers of the property I was interested in. Any time I expressed hesitancy, she told me about "all the interest" in the property and said there was a backup offer. She got her business partner to write up an estimate for repairing the VERY POOR and UNSAFE foundation. I got 7 other contractors to look at it and most of them refused to touch it. The ones that gave me estimates were 3X her guy's quote. I was warned to run from this place. When I told Pat, she gaslit me and tried to pressure me to close. Luckily I decided not to but I lost my deposit, attorney fees, and I had hired an inspector and paid for a water test. All in all I'm out $3k because of her manipulative tactics. The property has now been back up on the market for over a month. It's not pending. There was never a backup offer."
