"If you are renting property from this people please don't spend any money for your bond cleaning or anything we spent more than $1000 to bond clean house , after they send us emails to fix some stuff our cleaning company fix it but when it's time for bond refund they claim $1100 for cleaning . Hot tip for those vacating a rental property, and have an unscrupulous real estate/landlord that likes to make false claims for bond. LODGE YOUR BOND CLAIM AT 12:01am on the day that you are vacating the premises. Why? -If you claim first, the Real estate/landlord has 14 days to dispute your claim, before the RTA automatically releases your funds. -If the Real Estate/landlord wishes to claim any of your bond, they are required to submit their claim and EVIDENCE to the RTA within the 14 day period. -If the Real Estate/landlord disputes your claim and you don’t agree, they must arrange dispute resolution with the RTA within a limited timeframe. If the Real estate/landlord does not arrange and attend the dispute resolution, your bond is released. -If the real estate attends dispute resolution and no resolution is reached, the real estate must pay to lodge with QCAT. And the burden of proof lies with the real estate, instead of you. The real estate/landlord has a limited timeframe to proceed to QCAT. If they do not, your funds are released. Know your rights when renting. Real estates have started telling renters not to claim their bond and to let the agent do it after inspection. Agents do this because they know they’re put on the backfoot if they have a renter that knows the process."

"The general manager of this Springwood estate agency Kelly is a cut throat uncaring person. She ignores requests for ending tenancies for financial hardship and the emails I have read of hers are appalling. If you rent from this agency don’t expect any empathy or humanity if you are in a difficult situation and expect that you will be made to do everything at your loss and the hardest way because the care for tenants is not there. I am in the process of advocating for tenants treated poorly by the new general manager and have first hand experience of the toll on people of her behaviour. I cannot sit and be a bystander to this kind of treatment. Assassinating my character is exactly what I expected, as I have read many emails from the general manager and they were of the same tone. You would not know who I am referring to as our names are not the same. So whatever you think you advised my so called “friend” is not true. Comments such as this on a review show what kind of a real estate this is. People need to be aware of inflexibility with personal situations and life is not as simple as real estate agents demand it should be. You are not even up to date with current break lease tenancy legislation, so maybe you should seek advice from the RTA."

"Our experience with Guardian was absolutely phenomenal. We applied for our home, the next day received a email confirming references, a day later everything was forwarded to the property manager and the next morning we were approved. We have been trying for weeks to secure a rental and we’re continuously pushed back as the market is very competitive. Very very thankful we decided to apply through guardian as our hopes weren’t very high from previous applications through other real estates just not really being looked at.
