About the Business
Welcome to the Hamilton Park website for residents and owners. Hamilton Park is an establishment located at 21 Cossington Smith Crescent in Lyneham, Australia. The institution is managed by the Body Corporate Executive Committee in conjunction with the Body Corporate Manager, Bridge Strata. They oversee and administer the common property within the block of units.
It is important to note that the speed limit within the complex is 10km per hour. We kindly remind all residents and visitors to adhere to this speed limit for the safety and well-being of everyone within the community.
There will be tree felling and pruning taking place on Wednesday, 16th March. The following tasks will be carried out:
1. Significant trimming of branches on a Eucalyptus Blakelyi tree located between U31 and U32.
2. Complete felling of a Casuarina pine tree outside U21, including grinding of the stump.
3. Pruning of a Hakea tree outside the rear fence of U52.
4. Onsite chipping of all removed branches, with mulch to be left onsite in the garden bed between U33 and U34.
To ensure a smooth operation and minimal disruption, we kindly request your cooperation with the following traffic and parking arrangements:
1. No cars should be parked in the driveway aprons outside U30 and U31.
2. A 20m clearance is required around the base of the Casuarina pine tree outside U21. This may result in blocking off the entire driveway that provides access to U22-U33. Please refrain from parking in the visitor parking between U21 and U22 or in the driveway aprons outside U20 and U21.
3. No cars should be parked in the visitor parking for three spaces at the rear of U51 and U52.
4. No cars should be parked in the visitor parking between U33 and U34 to allow the chipping truck access to the garden beds in that area.
We kindly ask for your cooperation with the contractors involved to ensure that the tree work is carried out efficiently and within the designated timeframe.
Please note that Hamilton Park will be hosting a BBQ on 28th November 2021. Further details can be found on the news page of our website.
For added security, we have included links to the ACT Policing website on our webpage. These links provide valuable security advice for all residents.
Property managers are responsible for leasing and managing the units on behalf of the property owners. Their duties include selecting tenants, collecting rent, arranging repairs, marketing the property, negotiating leases and rent reviews, advising on market rents, and representing the property owner at tribunal hearings. The property managers for Hamilton Park are Bridge Strata (formerly Whittles Strata Partner).
To maintain a harmonious living environment, Hamilton Park has established house rules that cover various aspects such as parking, garbage and recycling, signs, speed limits, noise, pets, lawns and gardens, and swimming pools. It is important to adhere to these rules as they are enforceable under the Unit Title Act (2010).
Due to incidents of damage to the complex's watering system caused by signs placed on the verge or in the front garden beds, new instructions have been written for owners and companies who wish to place signs at the front of Hamilton Park. Please obtain permission before displaying any signs to avoid any potential damage or costs for repairs.
Lastly, residents must obtain permission to house a pet in the complex. We kindly ask that you follow the necessary procedures outlined by the Body Corporate Executive Committee.
Thank you for visiting the Hamilton Park website. We hope you find the information provided helpful and we encourage you to explore our website for further details and updates.
