"We Would not recommend All Avenues to manage your properties. We were with All Avenues for just over 3 months.. Our property manager had left the company recently, we got no communication from All Avenues letting us know who was looking after our properties. After actively seeking information the response was very poor leaving us to leave the agent ( which was another issue we had with them in getting our files transferred over to another real estate ) We are still chasing outstanding rental payments. A number of emails have been sent with no outcomes. Extremely disappointed and would not recommend them at all to anyone!! *** Update to your reply - Your records should show ( as there has been lots of emails from us and from our new PM ) we were not happy with your service, you withheld our rent money we had to advise you that we would “consider” removing our review only to get our rent payment from you, and once you paid us you asked us to remove the review, when we said no you threatened us with your lawyer!!! Anyone who reads this needs to be concerned…"

"Param Sandhawalia sold me his newly built property in Clyde North in September 2022 which was recently built by Infinity Group. Prior to the sale, Param told me that it had both cooling and heating and convinced me that it was the best property I will get in this area, in terms of location and quality of materials used for construction. The house had only heating facilities, no towel racks, no cooling facilities, no heater globes in the bathroom, no toilet paper holders, and no privacy glass in the ensuite. There were other issues such as, the shower enclosure was leaking, the laundry sink was rusty, vanity sink cabinet was not caulked, massive gaps between wall and all windows, cement residue and stained in all doors and windows, live electrical wire left in wall, amongst others. When I enquired about all this prior to the settlement, Param reassured me that all those things will be fixed, and that he was taking it upon himself to sort those matters out after the sale. Param added the builder was aware of the issues and will contact me once the property is sold to get those fixed. He also told me that I can call him anytime, if I have any issues in relation to those matters. Param was pushing for the sale, and I finally bought the property trusting his words. Once the settlement for the property was completed, no one contacted me to get those matters sorted out. I tried calling the builder multiple times but to avail. I called Param and he did not answer my calls or messages. When I managed to get a hold on him, his attitude completely changed. Param was very arrogant and told me that I should take it to the builder as he has nothing to do with it. Most outstanding repairs were not maintenance related but poor workmanship and poor-quality material used. Moreover, I have had multiple gas leaking incidents at the property whereby one of them, I had to incur a high gas bill and was out of gas for a whole night. I also had to get the windows and doors cleaned from cement residue which cost me over $700.00. This whole situation has added more stress to my personal and family life. I trusted Param and bought the property. My kind advise to people dealing with him is to be very careful and don’t get fooled when buying a property from Param Sandhawalia. I then contacted Elias Sharif and explained the situation. He stepped up and helped me throughout the process. Elias attended my address and dropped off heating lamps, towel racks and toilets racks. Elias also contacted the builder to make sure they send their supervisor on site to inspect the other outstanding repairs. Though I am still tirelessly dealing with all those uncompleted/outstanding works myself, Elias is always a phone call away and has always returned my phone call. He is trustworthy and has always given me the best advise when it comes to the property market. Elias is professional, friendly and is always motivated to go beyond his capabilities to help out his fellow clients which is a rare quality in a lot of agents in this day and age."
