"This is my third time working with Wains Solicitors. He was initially recommended to me from my stepfather who’s used his services many times before. I’m London based but have used them for conveyancing 5 years ago, upon the purchase of my flat, last month, upon the sale of that flat and now they are my solicitors for the purchase of my next apartment in London. I’ve always had Roger Gough as my solicitor at Wains, with Lisa Bradshaw as the Head of Business Administration who I contact Roger via her. "Wains solicitors, Congleton. And in particular A Mr RG We made the mistake of choosing wains to do our house conveyancing. This is just a brief summery of RG’s mistakes when carrying out his job: • Failed to check our buyers had the cash they claimed to buy our old property. • Acted as solicitor for both parties on our new property for both buyer and seller, causing conflict of interest when problems arose. • Failed to advise us of a legal covenant on our property prior to purchase. • Failed to show us our tp1 form advising us of any other restrictions and maintenance costs prior to purchase. • We were not given a copy of ‘our deeds of covenant’ but made to sign a piece of paper agreeing to them 2 weeks after completing our purchase. • When issue’s first got raised by our management committee and neighbor, RG unprofessionally laughed and told us to ignore the situation. • Failed to get back to us in a timely manner at any given point taking weeks to reply to emails. • Eventually offered solutions to help, but failing to do it quick enough told us to contact his insures. • Failed to act quick enough for us to avoid court action from a neighbor. • Ignored emails to him trying to resolve the situation until the legal ombudsman got involved. After contacting wains insures to try and resolve the long list of issues we have, there first solution was for us to move out of our newly purchased family home to fix the situation RG had caused by not doing any stage of his job correctly. Moving my young family (and pregnant wife) out of our home because RG didn’t take care in his job. We have given RG plenty of opportunities to put this situation right. We have been left £6500 in legal costs for over a year now, been taken to court by a neighbor and endured endless amounts of harassment down to a conveyancing solicitor not doing any conveyancing before selling us a property. The only resolution to this looks to be having to take Wains solicitors to court for Professional negligence now. If your looking to move house, I can only advise you to use someone who knows what they are doing, as this firm but in particular RG has caused us nothing but stress, worry and a huge financial loss and totally destroyed 16 months of our life through no fault of our own. His insures are trying to blame us for this whole situation, even though we have written admissions of guilt, and all our conversions with RG recorded."
