"Very well located hotel. We're fortunate to get a free parking space (last one left) in front of hotel. The service at reception is great. Professional and friendly. For the price we paid, knowing that Brighton is on the high side for even basic hotel accommodation, we were a little disappointed at the room for several reasons. 1. Unbelievably hot, despite outside temps of freezing! Can't imagine what it'd be like in summer. 2. Quite a poky room. 3. The shower was terrible. It was 1980s standard in water pressure, ie pre power showers. Felt like drizzle, a spray at best. The hotel really ought to sort this. That said, it's a pleasant enough hotel, and their staff are helpful."

"Obviously when reviewing these kinds of hotels it has to be in context, and you're only ever comparing them to one's expectations with old-fashioned hotels in seaside towns. I'll start with the pros. The service, at least what little I made use of, was faultless. Check-in staff were friendly and helpful, and I wouldn't have hesitated to ask for anything. It was also obvious that thought had been put in for the little things, as the tea/coffee facilities included various biscuits and sweets. As far as location goes, it's almost perfect. The hotel is on the main coastal road, and a short walk to the pier. Unfortunately this also means that parking is extremely restricted, and the free parking the hotel has, can only accommodate about 4-5 cars. As to the room, well what I can say is that it was clean, the bed was fairly comfy with plenty of pillows, and the towels were all nice and fluffy. However, the room was very stuffy, and even with the windows wide open in the middle of night, when there was a bit of a breeze outside, there was zero circulation in the room. Additionally, the bed was not very large, so while this was good enough for me as a solo guest it would have been very cozy had I been with someone else. The furnishing is very basic, not even doors on the cupboards, and the TV is mounted on a side wall so you can only watch at an angle. Picture quality wasn't great either. The shower pressure was non-existent, and there was only a combi shower gel/shampoo supplied. In short, if I was travelling to Brighton again on my own and needed a place to crash for a night or two, I'd probably stay there again (provided the price was right). But not for a holiday where I wanted to enjoy the hotel stay too."
"Mediocrity. High prices for no apparent reason, other than it's in Brighton. £12.50 for breakfast, which is expensive for what's on offer. Plus the breakfast is served for only one hour, starting at 8:30. Not good enough for business folks. Plus £30 for a late checkout is laughable. My allocated room had a 'view' of the fire escape. All this for a room-only price which was 50% higher than other hotels I stayed in during my trip to the UK. It appeared to me that this hotel just likes the high life of high prices. During the recent heat wave, it would have been nice to have had water bottles as complimentary in the room; alas no. On a positive note, the staff were really friendly and couldn't be nicer. The location, in Kemptown, is really good. Internet was fast, which I appreciated. Complimentary breakfast and a longer serve time should be the norm. Thank you to the friendly staff at the Lanes. The hotel just needs to improve in other areas to warrant more than 2 stars."
