"to anyone thinking about buying into this building I would advise they do not. While the specification of the flat is luxury inside, once you bought the freeholder does not help at all in repairing anything during the 10 years warranty for the building. Another thing: there is no free parking and the paid parking around there is expensive. The freeholder offer no parking for contractors like cleaning companies, plumbers, surveyors, so if you live or buy a buy to let property there contractors will have problems finding parking. there are communal parking spaces around the building but the freeholder keeps them for themselves and their contractors. The freeholder still owns about half of the flats in the building so the communal parking spaces are used only for their contractors . Another thing: the building has concierge paid by all the flats through the service charges however the freeholder has instructed them not to assist the flats that have been sold by the freeholder with simple things like holding keys and parcels, they only do these for the flats owned by the freeholder. You are simply held to ransom. I have never seen any building with concierge where parking is available only for contractors or visitors of the flats owned by the freeholder. Imagine the problems you would have when your tenants want to move furniture in and the van does not find parking near the building because there are bollards that only come down for other flats in the building. These applies to all the buildings built by Gracewood Group. Once you gave them the money you are on your own."
