"James Suarez damaged me and my transaction and behaved maliciously and unprofessionally. See his three-year “probation” status now in effect from the California Board of Realtors which speaks for itself. I was in escrow on a house for weeks and ready to close, when he pushed me out of escrow because he got another offer on the property for $100,000 more. He tried to push me out of escrow by being as malicious as possible so I would cancel the deal. When I wouldn’t cancel, his conduct escalated. His “professional services” included contacting me 20+ times per day, screaming at me on the phone, and denying me access to the vacant property to finish my inspections. It also included bullying employees at the termite company, and bullying the escrow officer. The most egregious is when his office emailed me a cancellation form at 10:00 PM and demanded that I sign it, but it omitted to check the box to ensure I get my 3% deposit ($75,000) refunded. At that point I hired an attorney. Suarez had his office contact my attorney 10+ times a day, to discuss keeping “part” of my $75,000 (even though I was still in my Inspection period and he was not entitled to keep any portion of my deposit). Regarding what the CALIFORNIA ASSOCIATION OF REALTORS wrote about him—see attached. He was found in violation of various codes of ethics— which doesn’t begin to describe how badly he treated me as a client. While on probation, he has to take an “ethics class” and I think it’s going to require much more than an “ethics class” to change his egregious conduct. I am astonished that he still has a license."
