"I know rents are high so people don't pay too much attention to the reviews when they look for rentals. Take it from me and make sure you have a working phone number from the actual owner or long time manager that doesn't go to voice messages 24/7. It is 1.5 years that I am emailing and calling the numbers I was given. I have pictures of how much we cleaned before we left. We sent them pictures of the rent checks we gave to the managers at the time. Still can't get a hold of anyone to get our security deposit. They know it takes much time and resources to file a legal complaint so people have to let it go. I only hope one day someone treats them the same way. I wish we had not spent all that time to clean the apartment with all the ongoing health issues just to make sure our deposit gets back to us in tact."

"Greedy owners, Terrible place to live, poorly maintained This place is cheap and close to a couple market places, schools and bus stops. However, that comfort is NOT worth it when you live there for a while and interact with the maintenance and management system. Owners and the real managers hide behind a phony office that is normally managed by a family who live there for free, and as a favor they do the cover-ups for the real managers behind the scene. They never abide by the terms and conditions of the lease agreement. They keep all of your deposit money and ask for more rents even long after you vacated the apartment with an appropriate one month advance notice (exactly in the full compliance with the lease terms). It's just their way of scaring you to not sue them or ever ask your deposit money back."

"My husband and I have lived here for 4 years and we really like this place because it's well priced for the square footage you get, location and quiet apartment community. The apartments are a little older and could use some better heating but have a safer feel to them because your front door faces in the hallway and not open to the street. The managers we've had through out the years have always been very proactive about fixing problems around the buildings and communicating with maintenance to get problems fixed. The maintenance guy is easy to talk to and keeps the place safe and running well. If your looking for quiet community living, good square footage and location next to schools, stores, the canyons and freeways for a reasonable price I would recommend Delmonico Apartments."

"It was good for awhile. Management was good. They switched out management, still okay. I went month to month after my lease was up. Suddenly rent went up for no reason and I was forced to pay more. Then it happened again. Now I'm paying fees for being late on rent after a certain time, when that was never an issue before, and now personal checks are not acceptable. My mailbox was broken into, and prior management said maintenance was aware and fixing it, then the new people showed up for management and said I had to pay a fee to fix it. They had the balls to tell me the mailman was concerned it wasn't fixed yet, when I thought maintenance had done their job already. The people here are questionable, I've had people go through my motorcycle bag and spit chew pouches on my vehicle. Contacting the real owners is a joke. This place isn't worth it."

"Regretfully I’m going to have to agree with every single negative comment on here. I lived here for almost 2 years and everything people complained about from mold to roaches to poor maintenance is 100% correct The managers are very nice pleasant people but I have to agree that they are almost never available when you need them but I believe that is the fault of the owners. The managers of these properties basically get nothing in the way of hourly pay. They literally just get the free rent. When you do the math, this Is less than minimum-wage for these managers which makes balancing life and work very difficult. It’s likely why there has been so many of them at this property. they never seem to be able to keep a manager beyond one year here and even a full year is a stretch. The one new negative comment is that the rent is no longer cheap especially for the quality of the apartments. I have had three rent increases in six months because I did month to month so basically if you do choose to live here sign a one-year lease because if you don’t your rent will go up every three months. Currently they’re asking for almost $900 if you’re month to month which for the condition these apartments are in, is outrageous! The multiple complaints about poor maintenance are also regretfully true I had to get the city and health department involved to get some of my maintenance request resolved and even then it wasn’t repaired up to code and the city is investigating it. The property is definitely full of drug users and criminals. I have witnessed seven police raids and arrest at this property in the last 6months. Ultimately these apartments are only good for those needing a temporary place to stay for a month to month people who are just here for the ski season or people with horrible credit bankruptcy or criminal records. If you have children or need a humble quiet safe place to live this is not the property for you."
