"I've lived here for a little over a year now. Firstly, a beautiful place with friendly and respectful neighbors. Management, when I moved in, was a mess and repairs added up quickly. Since Bonnie took over management, repairs are timely and thorough. And she always checks with you personally before sending someone, to make sure it's a good time. Overall, far more good than bad."
"EDIT: WHEN I SAY RENT ELSEWHERE -LISTEN!! You can most certainly get better apartments for the same rent price. These apts are very and I mean very outdated. THE PICTURES ARE NOT ACCURATE. I dealt with so much hassle of a leaky bathroom and kitchen sink, broken toilet, and bad insulation. Work orders were not handled at a timely manner and office management was always changing so business would get half handled or dropped. Your OG&E bill will always be running high during hot and cold weather due to old and badly insulated windows and door. The monthly fee of pest control is a joke. Kid would go in and spray one to two corners and call it good. Then we would still be dealing w bugs. OR even better yet, not come in AT ALL. I can attest bc I had a camera facing the door. I lived there for two years and I never saw that gate working so false on a "gated community." We were given false hope of gate getting worked on to soon be functioning. Nothing. I had my neighbor's car and several other people's cars broken into. Do I recommend? Yes, as in recommend somewhere else. I would recommend renting somewhere else!! It's been a CONSTANT hassle of the added renter's insurance fee to my rent since I moved in regardless of having my own!! It's been a headache trying to get it situated for 9 months. It's always something. Good luck getting your work maintenance requests handled at a timely manner too. I dealt w a dark kitchen for about 4 months before finally having the lights replaced."
"01/2024-I have had a leaking roof for over a month and the employees on property have tried to contact people to fix it, but Valiant Residential has been uncooperative. 7/2023-I have not been here a month and already it's been a nightmare of a complex. I moved here from Pennsylvania so when signing, I had called to make sure the apartment I was looking at had hard floors because I have severe allergies. I was told multiple times yes. Come move-in day I get here and my apartment is all carpeting. I'm not mad at the carpeting, but that I was lied to about it. Then the website promises a gated community with two sparkling pools. The gate has not worked since I have been here, so the first package I got was stolen. They told residents that they would open the pools Memorial Day weekend in May. They did not open one till July 4. Every time a resident asked about it, they were told lies. I have been told three different dates the pool would open and all came and passed with no pool. They still have not opened the one. They also double charged me for their required renters insurance every month. I have to call the office, physically go to it, and send a request online to the office to get it fixed just for it to happen again the next month. Also, upon moving in the apartment is put poorly together and looked like it had not been walked through before given to me. The maintenance has been trying to fix it, but there is not enough of them for the property. Everything in my main living area was covered in a yellow film. I believe the previous tenants were smokers. They sent in a carpet cleaning company for it so at least part of the problem was addressed, but I had to scrub the rest. So far my ceiling in my storage room also fell down completely. When telling the office about it, I requested that they pick up all the remnants of the ceiling that fell onto my property below it because of my allergies. I cannot afford to breathe the fallen insulation and debris. The office lady Shannon looked at me and said "We're not a maid service." I wasn't asking them to clean my property, just to clean up the pieces of their faulty building that dropped. I shouldn't have to be picking up and doing the maintenance myself. The maintenance man did the best he could for repairing it, but then the office bothered to call and told me it would be painted. The time they said it would be painted was two weeks ago and no one has shown. I also noticed my bathroom counters were painted when moving in. I told the office this and she said oh it just looks painted the upgraded counter is just textured. I need not argue about it so I went home. Two days later I spilled some of my face wash and the counter was peeling up and you could smell the chemicals of the paint. I went down to the office appalled where I was met with snarky remarks about how I didn't need to come to the office about every issue. If I don't come to the office my issue does not get fixed. They sent someone for it and what do you know, they came armed with two cans of spray paint. Paint is not an upgrade. If anything it is a downgrade from the previous counters. Who even knows if the paint they use is safe considering a face wash lifted it. The apartments look nothing like the pictures aside from the layout. I have been into some of my neighbors that have the hard floors and "upgrades" and they are nothing like the images on the website. Don't trust anything they advertise, it is all a lie. The apartments have a potential to be a nice place with their set up, but with the current management, the place is being run to the ground. Unless management does a complete 180, I would not recommend signing here. It will only cause unhappiness and aggravation. I now know why many of my neighbors say they will not be releasing once their contract is up. It is too expensive for what is being provided. The only reason my review is two stars is because the maintenance workers are so nice and really trying to get everything they can done. If it weren't for them, this place is not deserving of any stars"
"Bonnie is an amazing manger who listens to what the residence need and provides. Bonnie make sure that maintenance is doing their job and fixing the items in your home. I have lived there for about five years and Bonnie is the best manager we’ve had so far."
"Noted to add- I called the office to ask for their help as 2 packages were sent to this address by accident. They told me if I come to get MY PACKAGES when delivered it would be trespassing LOL Didn't try to offer me help or anything GREEDY MFS!!! YALL ARE HORRIBLE!!! THEY ARE CHRISTMAS PRESENTS!!! HOW MESSED UP CAN YOU BE? BUYER BEWARE! If you're looking for somewhere that will lease you an apartment that is to be renovated with new floors, countertops, and cabinets at an increased rent cost but 2 days before you move in they tell you that they can only get the floors done but you still have to pay the original price point for a fully updated unit and you like being screwes over, this place is for you. There is a $200 price point between an non updated unit and an updated unit. So why should I pay the full price for a partially updated unit? And then be told by Amy that I'm lucky cause the unit is renting for way more now. I applied for this apartment 2 months ago- todays cost is irrelevant. As you can't sub contract an apartment to someone at one price and then say sorry it's 2 months later we're gonna have to change what we agreed upon. After dealing with this property since early March nothing has been easy. It took almost a month just to approve my application. I suggest you look elsewhere. WHAT IS IN THE PICTURES IS NOT WHAT YOU GET! pictures are of fully updated units! What you'll actually get is yellow cabinets and counter tops and if you're lucky and throw a fit you'll get the vinyl floor you signed up for."
