"Steer clear of this place... leasing office staff are incompetent - took a whole week to determine if I was approved for the apartment or not. then on the day of move in I was given the run around as to why the apartment wasn't ready. Roaches in the apartments and leasing office doesn't do anything to fix the issue. one of the maintenance workers wrote the "f" word in paint with their finger above my vanity (super professional). kitchen cabinets do not shut all the way. work orders get ignored - my kitchen and bathroom window leak when it rains. I will call them and they claim they put the work order in then I get an email a few minutes later stating the work order has been completed when it has not, I have to run my hot water for about 10-15 minutes for it to even get hot and the water pressure is horrible - when I asked why that is I was told all the units are like that in the building I am in.. there is some fat white troll that drives a golf cart all day long and harasses tenants. I was smoking a cigarette and he came up to me said I can't be smoking within 90 feet of the building....then where are you suppose to smoke?? there is also nothing in the lease that mentions smoking cigarettes within 90 feet of the building - only mentions grills and tiki torches. people do not clean up after their dog, I have stepped in dog poop numerous times. there is very little lighting at night time...huge liability - I'd love to fall and have to sue these idiots. only positive reviews at this apartment complex and villa las toronjas II (Greenwater owns both of them). are all from the staff. utilities are combined with everyone else in the apartment complex which makes it very hard to budget each month. there arent that many washers/dryers in the laundry room, there have been instances where I go to do laundry and can't because other tenants are doing 6 loads of laundry. they are more worried about what the outside looks like then worrying about the real problems that are going on inside the units. dont move here unless you want to have constant headaches/ frustration and be harassed all day long."

"Hot water has been off for over 24hrs with no crews currently working to resolve. Pool is still unusable, hasn't been in working order since we moved in 2yrs ago. Renovations are being done with a primary focus on landscaping and making the property "look nice" instead of having their focus be on completing any work orders. Windows were newly installed however not sealed correctly so they leak during heavy showers. We used to have a set rent rate and recently it has increased due to being charged for common areas electricity/gas. Makes it hard to budget when you r rate is constantly changing. We are actively seeking other places to live as this place is extremely bass ackwards!"

"1,500$ and this is what you get! Constant construction including blocked entrances/exits. So if you’re having a medical emergency EMS/ fire can’t come help you! Overflowing dumpsters and garbage all over the back area of the apartments! Emergency maintenance? Forget about it they will say they are coming to help but never show up. Contractors blocking most of the covered parking all the time. Money wasted on painting for them to then make structural changes after, so they have to repaint. Top it off with a 960 sqft space costing 322$ in utilities! So nearly 1900$ to live in a place that doesn’t care."

"Cars were towed because the manager failed to make sure that everyone got a notice saying that they were going to be painting and nothing was posted on the parking. No signs no nothing. Edit: Sent an email to Greenwater Realestate Management Company that is in charge of the property on May 27th and still have not received any type of response. I would also encourage anyone who’s looking at living at this property to look at their Better Business Bureau rating and read the comments from other tenants from across the country who have had similar experiences before you sign a lease. Edit 2: It has been almost 1 month since the issue I have above and still I have not received any communication from the management company. Edit 3: Still no response from management company. Pictures show current (7/7/22) state of the property vs the professional photos the complex uses for advertising."
