"After raising the rent $200+ in the last two years, now they are additionally charging for utilities (including but not limited to gas, common area electricity, and a $4 administrative fee) on top of rent. Can't even bother to have the on-site office open on the weekends. Very frustrating considering the number of long-term residents on fixed income or those of us living on a budget. Most of us will be priced out in the near future. The on-site staff and crew are nice and helpful. My beef is with the company. Edit: Pleasantly surprised by a quick and thoughtful response. Doesn't change my opinion all that much. Utilities being covered by rent (as it has been for the years I've lived here) is not the same as rent *plus* utilities. This effectively adds $50 to the monthly cost of rent for tenants. Is this being implemented at all properties or just this one? The inability to monitor my own water use is an additional frustration. Honestly, you could have avoided a lot of push back with transparency, an email or flyer explaining rent increases and changing policies. There would less a lot less aggravation if these changes did not seem so arbitrary."

"Sunpointe Gardens is the nicest apartment I have lived at. I have been living here for about a year and a half. I started out in a studio and made the process of moving to a one bedroom with a roommate. Alejandra and the other office staff are super nice! The process of switching apartments was very smooth and easy! It was not difficult to add on my roommate either! The maintenence guy, Billy, never takes too long and is very good about fixing things when necessary. The laundry room is usually relatively clean, and if a machine breaks, it is usually fixed quickly. The rent is not overly expensive like some of the other apartments in the area! Overall, this apartment complex is really nice, and I highly recommend it."
