"I've had a pretty good experience here. I rarely hear my neighbors and even when I do it's never bothersome. They've done a lot of remodeling. It honestly looks a lot better and they compensated us if we found somewhere to stay while they ripped out the decks and stairs. They needed to be replaced. They replaced the windows and front doors and I've noticed they retain cool air and heat much better now. Rent is reasonable. I've never really had issues with the office. I usually email any issues I have like a clogged drain. Rosanna always responds during normal business hours basically as soon as they open and calls a day or two after to make sure everything is working okay. Honestly, I only gave it four stars because the trains are very loud. My apartment is a 1 to 2 minute walk from the train tracks and glancing out my window I can see them so I REALLY hear them. They are not in the distance. They are one of my very close neighbors. The new windows and door helps though. I'm also completely immune to the trains at this point. I really enjoy living here and do not intend on going anywhere any time soon."

"If you want to end up throwing money away to fund the pockets of their incompetent workers, here’s where you do it. Not only do they do the bare minimum when it comes to maintenance, but when you report there is black mold in their laundry areas, they will tell you to open the windows when you’re in there. Or, if you have a window that nearly broke your spouses hand from slamming down, they will say “probably shouldn’t open the window” and then proceed to take 5 months before fixing it. If you have a major life event come up, and need to move, do not expect them to be honest with you about how much it will cost to buy out the lease. They are disrespectful liars who do not share everything they should. If you choose to lease here, be smart enough to read through the entire lease before signing anything. Rosanna will “shorten” what the each page says, you should refuse to take her word for it. Also, make sure you have an attorney if you’d like to live here. Good luck!"

"I would not recommend living here unless you’re on a serious budget. The heat/ac never worked well and we had to suffer through the cold winter and hot summer. When we moved in we had brought all new furniture, a brand new mattress and immediately put a bed bug protector on it. A few months in I notice a small bug on my shirt and it ended up being a bed bug. They were probably left in the carpet from the previous person who lived there and never took car or it. Southfork required us to pay for the exterminators which was about $400. I never felt completely safe living here and so many sketchy people live here. The unit wasn’t in bad shape at all, but there was also a roach infestation. The trains are also horrible."

"The pluses: a small lake and a park across the street. A small shopping strip on the other side of the street. The minuses: Unless you speak Spanish, you're out of luck. I was one of the few residents that was white and spoke English. The place is infested with many things. One of them is illegal aliens. INS would have a field day if they were to raid this complex. The complex is loud and trashy. The front heater ran constantly and never turned off. One month running the front heater and my electric bill went thru the roof. The air conditioner was never cold enough. I put in a window unit to compensate. They made me remove it. Why? Because they didn't want anyone to figure out that the ac didn't work right. The first summer there, the ac didn't work at all and the oven didn't work right either. I was completely ignored. It wasn't until there were prospective tenants in the office and I stormed in and complained about my apartment in front of all of them. It took 5 minutes after that for maintenance to finally show up to fix things and they were not happy about it. The dishwasher made the dishes dirtier instead of cleaner. I also had several things stolen from me from the storage closet. Do you think that they cared? No. And maintenance likes to just walk into your apartment without knocking or telling you when they are going to arrive. That's actually considered breaking and entering but the office will tell you that it isn't. And if you are 1 or 2 days late on paying the rent, they will put letters on your door looking like like a summons and that they have a court case against you. They did that to me several times. I called the courthouse and they told me that the case number on the fake summons wasn't even an active case number. Unfortunately, I had to enter a star in order for the post button to show up. Otherwise, I would have entered negative stars."

"My husband and I moved into a 2 bedroom in July. With this being our first place everything seemed amazing at first. As time went on though, we began noticing little things we didn't like such as parking is horrible, there is no handicap, and we're always getting someone else's mail. The kitchen is tiny. Even a 2 bedroom is still very small (with just the two of us) etc. We have discussed breaking our lease because we are not happy here anymore. The big thing that pissed both of us off was when it started snowing, maintanence doesn't clear any off. My husband has to go outside before work every morning and shovel a path for me to get to my car. I have fallen one time trying to get out of my car because the snow had piled up so high, and that's after it's started melting. The only reason it's becoming cleared off now is that the weather is warming up. You wouldn't even know we had a sidewalk. We have been very disappointed here and, needless to say, will not be renewing our lease."
