"Do not go to this complex. MC&W is a predatory low income property management company. USDA Rural housing is aware of them, yet, to date Ray County and USDA have not curtailed MC&W's failure to provide proper extermination (bed bugs in 4 of six buildings, roaches due to dumpsters within 100 feet of doors) maintenance (only one building has handicapped access parking, improper lighting, sidewalks and steps impassable due to poor property drainage, lack of air conditioners, lack of window seals, lack of properly locking windows and doors, peeling carpet, or lifting stained linoleum, laundry facility is roach infested, two machines that are not maintained). Failure to provide tenants current lease paperwork. Hostile environment to residents. Property management played Gestapo with residents. Threatening them with eviction over minor infractions, then urging them to 'report' other residents creating a hostile living environment for elderly disabled, mentally disabled, and impoverished people in a small rural town. Despite, MC&W is still a licensed recommended property owner to low income people in the State of Missouri. USDA Rural MFH housing allows them to continue. Richmond Estates is known well by the Richmond Police to illegally try to intimidate and evict tenants. I urge you ASK the RPD before signing any lease at Richmond Estates or MC&W's 27 other properties. I am a former tenant. I have filed an official discrimination complaint with Housing and Urban Development. It has not been resolved. Tenant 2021."

"Sure wish there was a way to give zero stars! The new property management is breaking laws left and right. Raising rent on tenants whom have resided here for YEARS! Giving out personal information to people NOT ON THE LEASE! Taking people to court over FALSE pretenses. DO NOT RECOMMEND using any location managed by MC & W Cindy has no regard to private tenant information!"

"I do not recommend this place to anyone. My 67 year old mother is currently being evicted for no good reason. The new property management company, M C & W Management, has done nothing but lie and harass my mother for months now. She has lived at this establishment for 12 years now with no issues until this current company took over. Always paid rent on time and never no complaints. Now she is facing homelessness over a nosy neighbor thinking that my brother was living there at the residence when in fact he was not. He was there daily to check in on my mother as she has several health problems. There will be a counter suit placed on the management company for all of their wrong doings. DO NOT RENT FROM THESE SCAMMERS."
