"Super happy to have moved out in July 2023. FYI ownership changed in mid-2022 so basically all reviews about management prior to that are invalid - the current management is so, so much worse. One Jefferson is not a good place to live. 1. New management raised my rent by literally the maximum allowed by OR law (14+%!) that doesn't trigger their responsibility to pay my moving expenses. They provided literally nothing extra to me, in fact, service was worse than old management (see below). 2. When new management took over, they dropped services. During the ice/snow storm of Feb 2023, they didn't shovel or salt the sidewalks or stairs. I lived in a second floor apartment. When I finally left the complex, I borrowed a shovel from a friend in another neighborhood to shovel my stairs, as well as the sidewalk to my unit. 3. Tia is unprofessional and rude. When the new ownership took over, I misconfigured my online account and got locked out of paying online. I went to the front desk to see if they could unlock it, and she said I needed to pay by check (???) to get it unlocked. This happened in 2022! I haven't had checks in years. They charged me late fees until I talked to another agent, who was able to unlock the portal without the check. Turns out that Tia just decided to go on a power trip and run a scam. Tia refused to refund the bogus fees, and was rude about it. 4. Utility fees are extremely high. I lived in my unit full time, and had my 2 grade-school kids there about half time. Electricity in the winter was regularly $200+/month -- I was in sweaters, under blankets, turning everything way down when I left a room... there's just very little insulation in these places. Water was regularly $100+/mo. I was charged monthly for natural gas despite my building not having any natural gas appliances. 5. Walls and floors are extremely thin. People in lower levels hear all footsteps, even regular walking, and even though upper units are carpeted. Be prepared to hear your neighbors. 6. Garbage management was just bad, and we paid a premium for it. The dumpsters regularly overflowed, leaving an ugly mess. I saw rats/rodents in the dumpsters more than once. People paid no attention to the garbage vs recycling - they would put trash in the recycling bins. People left mattresses and furniture by the recycling bins (blocking the sidewalk) and management would leave them there for weeks, even in the rain. Using sidewalks near the garbage/recycling locations involved regularly traversing literal garbage piles. The place felt like a dump, largely because the management couldn't be bothered to clear out the trash. All this happened despite paying a required $15/mo for "valet trash", on top of regular garbage rates. The valet service providers regularly changed and there were often unannounced gaps in service. Sometimes they would refund us a dollar or two if there was interrupted service, sometimes not. 7. When I moved out, I hired a private cleaner who did everything but the carpets. I got a cleaning bill for $300 in my final bill. I called the front desk to ask about reducing the cost, because there was literally nothing to clean. Tia said that it was mandated by law to charge tenants a cleaning fee (a lie: check the laws). I called a second time and talked to another agent who said they would reduce the fee. They never did and sent my bill to collections instead. 8. When I moved out, I found full 2 br houses with yards and garages in comparably nice neighborhoods for essentially the same price I rented my 2b/2ba. It's insane. I recommend looking elsewhere unless you can get a SIGNIFICANT discount, like 40+% relative to the market. You've got to expect they'll raise rent by the legal max, got to price in the high utilities, got to price in the unpleasantness and scams with management, got to price in property mismanagement, and got to price in the outdated construction. These are discount apartments, managed poorly. Pay accordingly."
"We have not been able to live in the unit since Jan 14 when our unit suffered significant water damage. The apartment management has not given any updates on when the unit will be ready. They have offered no assistance in finding housing during the time that we cannot live in the unit. They continue to charge rent and have not answer any questions about how we will be compensated for the time when the unit is not livable. They have moved our belonging without notice or permission and damaged our belongings in the process. They have not responded to multiple requests from our insurance company to get confirmation of the water damage and have thus prevented our insurance claim from moving forward. They are refusing to compensate us for the massive utility bill that has accrued during the time they had machines in the unit for water remediation. They have had the heaters turned up to high while also leaving all windows open further adding to the utility bill for which they have refused to compensate us. When we met with them and asked why they have not responded to our multiple emails seeking updates on repairs and plans for compensation for loss of use, they blamed their lack of responsiveness on the residents of the complex. We were told that that can not respond because they have too many emails from tenants. We are coming up on 7 weeks of not being able to live in our unit and still have no information about when repairs will be completed and how we will be compensated for the time when we paid for our unit but were not able to live there."
"We moved here in August and it has been a horrible decision. Not only did it take them 4 MONTHS to address a service issue of mold under our sink, we placed 4 service requests that kept getting closed with no communication and when I finally emailed about it I was told first come first serve. You mean to tell me they weren’t addressing service requests for over 4 months??? but the way we have been treated during this ice storm is the final straw to warn anyone interested in moving here. We are having to trek through the ice (“it’s not in the lease agreement to salt the sidewalks”) to get water bottles because the water has been turned off for 6 days! They expect us to walk through the ice but restoration vehicles cant make it up here because the roads aren’t safe? DO NOT BELIEVE THESE RECENT SPAMMED 5 STAR REVIEWS EITHER! Very ironic they’re all from the same time saying the same thing about the same person?? GOOD ONE. This is NOT $2400/ month “luxury” apartment. Look somewhere else Edit: it has been 2 weeks and the “owner” of the property has responded to every concern on Google besides mine. This goes to prove my point of lack of resident care."
"So, we have lived here for a bit and we were planning to move into a larger unit. Then we saw the ancient appliances they had for the apartment, they were left out on the back porch during the flip for us. I asked for upgraded appliances (willing to pay more rent for it and said as much) but was told they don’t do that unless the appliances get damaged. Then the disaster of management happened along with the storm of 24. Not only did they not de-ice or do anything for the residents during the storms but shut off our water to the whole complex. My courtyard was one of the first for this. The apartment we were going to rent was damaged severely. So, now we are battling insurance for hotel stays and our own personal appliances destroyed by the 13 degrees inside temps (insulation, windows and heaters are insanely inadequate). 347 apartments without water for 10 to 14 days. They closed the office most of the first week and you had to bring your own water jugs to fill up from the drinking fountain. They started handing out water bottles on Thursday or Friday if you could reach the office and around back of it. They also limited it to 2 16.5 oz bottles per resident. Multiple people fell, including my husband and daughter due to the sheer ice of walkways. My neighbors had to have the police bring water and firewood to them because they were running out and it was too icy to walk When the plumbers showed up finally I had to direct them on where to go in my courtyard. They were given large rings of keys to all of our units but had no staff with them and no master list of damaged units from pipes bursting. It was up to us to direct them. Then the demolition crews went through units and ripped out walls and ceilings without the residents being notified of what was happening. The residents had to go talk to the office staff and were told to contact their insurance to get coverage for them to stay elsewhere. I have been in management for many years. I have managed multi-million dollar operations and have never seen such disregard for life and property. My husband and I are now seeking to go month to month and look to buy. We do not encourage anyone to rent here. They have offered no compensation for the hell we all went through. The manager said to my husband that she was 9 months pregnant and going to stay with her parents the day after the first outage. And the water was shut off. Her unit was damaged and she was not staying here. She cannot claim any understanding of what the tenants have gone through. Also, why gatekeep information on what is happening? The tenants had to ask questions constantly. I watched my elderly neighbor crawl on his hands and knees to get to his apartment on the ice to get a bag during the outage and get somewhere safe. This is not the kind of management that we want to continue to stay under long term. Show compassion and understanding. Be a leader and out there with your team. A lot of people didn’t even know who Olivia is. They just know Tia. My windows leak during rainstorms. My electric bill is $400 a month for a 2 bedroom! This is insane! You have to pay for all utilities and the hot tub is rarely working and had a leak for months! The pool is always too cold. The bathrooms are gross. But I wouldn’t be surprised if we pay for the snacks in their office. Oh and you can’t rent out the clubhouse like we were told when we signed our lease. It has apparently been under renovations for a year now..but no work done. You may not read all of this but just know that this place has some pretty paint slapped on the outside without the inside working right. It’s like getting sold a lemon from a used car salesman. We are very disappointed, especially since we pay so much to live here."
"FIND ANYWHERE ELSE IN LAKE OSWEGO TO LIVE FOR AROUND THE SAME PRICE. BEWARE OF LEASING AGENTS MISREPRESENTING “COMPARABLE” UNITS AND CHECK FOR HIDDEN DAMAGE! The TL;DR: One Jefferson Apartments will try to quickly shoo you into a unit that’s “not ready,” (conveniently, until the day you’re able to move in), and show you a comparable unit that’s actually nice. These apartments will have problems that, compared to almost every other apartment you tour in Lake Oswego, feel closer to low income housing than luxury apartments in a reputable HOA community. They’ll say “you had the chance to look,” when you really didn’t, and then hit you with an early termination fee that’s 1.5x rent + delete any “FIRST MONTH FREE” rent special that was applied; all for being unwilling to live in a gross apartment for $2100/mo. And the icing on the cake: none of the amenities (outside of Mountain Park Rec Center) look anything like their listings. The grill doesn’t look like it’s been cleaned in years, the pool feels “scummy”, and the trash valet will somehow leave stuff scattered even when it was very secured. Dubious practices by the property or “leasing agents” include, but aren’t limited to: - Repurposing carport parking spots that were clearly originally assigned to each unit (unit numbers) to paid spots, when the lot doesn’t have enough uncovered spots. Hope you like 10 min walks to your car late at night. - Omitting serious problems with the unit you’re renting such as pests, structural and cosmetic damage, odors, etc. - Rushing you to rent site unseen to hold your spot just to get tenants in aforementioned units. - Send maintenance for “quick fixes” like globs of gel on counters, or sanding down doors that don’t fit or close because of improperly installed carpet. - Exorbitant fees for leaving a situation you never would’ve been in in the first place had they been transparent There are other AMAZING apartments in town for around the same price, even on the same street! If you MUST live here, please, please please—SEE THE UNIT IN PERSON! If they give you some excuse, look elsewhere."
