"I lived here from March 15, 2019, thru November, 14, 2023. I moved here after getting in a terrible automobile accident at the time. I lived in Roseville, Ca. most of my life prior to come...full circle from 1989! See, I moved in the ugly stucco apartments directly next door to our South. Here at "The Oaks at Stock Ranch", the apartment living, in this very well maintained, smaller site development, you have a sense of pure privacy, because in front, Sylvan Road, and in back, a protected greenbelt with a year round creek, new trails with benches, becoming Citrus Heights own trail system....right there !! Almost every floorplan was just recently renovated with new modern cabinets, granite style countertops, plank flooring, and modern appliances, and my favorite.... my own stacked washer & dryer units in a closet with door. This is the first apartment style living Ive done since 1991!! I stumbled on this place by accident. I sold the smaller home I was living in after my wife and I seperated, thus, liquidating our 2650 sq. ft. home built recently in 2010, by Lewis Homes, behind Sutter Roseville Hospital off Secret Ravine & Pettruchio, in which we loved. Im mentioning this because how much "The Oaks" filled that void, and sense of community!! I must move on, Im quite sad today, telling you my story. "So after living here for 2 years, I have experienced loosing my son and my father not even a year apart. I loved this place and wanted to change apartments because I needed a fresh setting to say the least. After waiting almost 30 days for the unit I wanted to be remodeled and prepped, I went into the office today to find out management has changed and they already rented that unit to someone else. This unit is a cottage style with no upstairs neighbors and faces the beautiful creek behind the complex. There is no replacing this opportunity for my mother and I now. The girls in the office offered no apologies and only after I got frustrated and stated that was awful did they finally start to make any comment to me about anything. I would be very surprised if they even reach back out to even try to understand what happened but it was pretty clear that there would be nothing done to make things right. The reviews are correct about increasing rent, however that is standard practice with rental real-estate. The landscaping has been my only complaint over the last few years as the trees present a hazard if not maintained and the complex looks neglected compared to how it was when I moved in with overgrowth and poor lawn care often. The pathways are often overgrown with jasmine creeping across the paths which caused my mother to trip last year. I have kept it cut back since as we just cant count on the landscapers to do their job. After brining this to the management, they gave a bunch of excuses as to staffing and the management company going to inhousing the landscape services recently so there was nothing they could do. There is a maintenance staff here every day working on building façade and apartment remodeling. I am in property management so I understand tradesman ship however from a tenant's perspective, if there are people working on site and safety issues like clear paths are a priority, something is wrong. This complex has good bones and they are working hard to make upgrades, it's just very poor customer service and inefficient spending that leaves tenants frustrated."

"I know it’s been a while since we have lived here, but it’s still bothering me. After I spend hours cleaning the apartment, only $34 was returned to us of a $500 deposit. It’s sad because we really loved the location of our place! The apartment was old, and we left it better than we found it, plus we paid our rent two weeks in advance. Do yourself a favor, and find another place to live!"

"I am glad that I recently moved out of this place and was very disappointed. The day before I turned in the keys, I spent hours cleaning the aparment and even shampooed the carpet only to get $50 back of my $500 deposit. They still charged a carpet cleaning fee, paint touch-up fee, etc, all of which are normal wear and tear and should be done by the complex, not me. There was mold on the ceiling that maintenance was notified about and never repaired. The rent was increased every six months and there were always hidden fees on the utility bill. If you can find another apartment, please do and save yourself the trouble."

"Frequent break-ins and no report or clear communication from management. They claim that there is a security patrol that comes at night but I have never seen it and I have been here for over 6 months. There is a homeless camp problem nearby that they fail to keep away. Frequent looters and dumpster divers here. Poor Maintenance, no communication from management. Poor Safety, I have a smoke detector and carbon dioxide detector I reported and hasn't been fixed. I have a toilet that keeps filling with water they have not fixed. Safety and Security Concerns Do not rent here! *Update they just added online bill pay but they charge you 40 bucks to use that service don't rent here!"
