"I lived here for a little over a year and a half, and I found a number of things to be quite unpleasant. Gracie and Meghan, the two young ladies in their early 20s who previously worked here as leasing agent and assistant property manager, respectively, spent an enormous amount of time partying and socializing with other residents, including on the premises and during normal business hours. In my first conversation with Marina, the previous property manager, I had to ask her to please make clear that the common areas (the sky lounge, the roof deck, the lobby) were for the use and enjoyment of the residents, not the younger staffers' socializing. Thanks to Marina, I never saw the two young ladies partying in the common areas again. Nevertheless, they continued socializing frequently with numerous residents both in and outside of the building. I stopped going down to the lobby to work on my laptop precisely because the ladies were regularly and loudly chit chatting with their friends down there. I did not care for the conversations I overheard or the nature of their interactions with the residents in general. They meant no harm and clearly had no idea what a bad look this all was. Clearly, the other young residents also had no clue. On one occasion, one of these young staffers spent about an hour in the manager's office with the door closed chit chatting with a couple of her friends who were residents. There were other residents waiting outside the office with legitimate business and she didn’t know. She wasn't trying to ignore them on purpose but this would not have happened if she had not been busy socializing. On another occasion, the same young lady said to a couple of prospective residents that if they were to move in, they would get to hang out with her. No building should use that as a selling point, but again, she was unaware. Meanwhile, those of us who preferred to keep our relationship with the staff professional could not be sure the two ladies were not gossiping about us to residents with whom they went clubbing or bar hopping. The Frederic should never have put its residents in that situation. Ultimately, I had a chat with the property manager about all of this. Unbeknownst to me, Meghan had left by then and Gracie would leave not long after. Regardless, that was some 15 months of my stay at this building where I had to witness their lack of professionalism. With that said, both of the young ladies made a point of responding to resident requests and concerns in a timely manner. Marina was clearly the adult on the staff and she was very much on top of things. I always appreciated it when she was able to address my concerns. I don’t know the new staffer, Ada, very well but she’s been professional and courteous every time I’ve dealt with her. The building was brand new when I moved in, so that was a plus. The common areas were all well appointed and well maintained. I was glad to be centrally located but traffic was a complete pain in the neck when nearby streets are blocked off due to events at DOCO, and this happened all the time. After I moved out, I was stunned to be charged for “damages” to the walls. I kept my apartment in tip-top shape and had only put some nails in the walls to hang up pictures. I’ve done the same in luxury buildings across the country and had never been charged for it. Additionally, before I put up my pictures, I called one of the young ladies to inquire about the building’s rules and she told me it was no problem at all. She advised me to simply mend the small holes when I move out, and that was exactly what I did. When the bill was sent to me, I was not happy. Some 10 days ago, I requested that someone from the building get back to me about this issue, no one did."
"This place keeps getting worse and worse. Should have realized things were going to be bad when it took them 3 months to fix the shower that leaked all over the bathroom floor every time we took a shower. We spoke with them when looking at the apartment about potentially moving units and were told we would be able to with a $200. When we went to move units they then told us we would have to pay back the roughly $6,000 in concessions as well. We spoke to multiple other people who moved and were the only ones told we would have to do that. It was just because rents had dropped since we initially moved in. The place is supposed to be super pet friendly. The talked about how they were going to add a pet are on the rooftop. Not only did that not happen they banned pets on the rooftop. The building is supposed to be a secure building but they also started allowing people to sublease their units on AirBnB as long as they get their cut. I can’t wait to get out of this place!"
"What a great place to live! Recently moved in to a one bedroom and I have nothing but nice things to say about this place. The unit itself is very modern and clean, and the area is very safe and it's close to everything. But what makes the Frederic great is its staff members. Gracie helped me out throughout the entire move-in process and she is amazing! She was always available and made sure all of my questions were answered clearly."
"This is a review for a 2 bed/2 bath apartment my myself, my wife, and our dog. To give a little more context on the review - I was one of the first move ins here. Leasing Experience: The leasing experience was simple. Considering this is a brand new building, I expected the entire staff to be busy. Everyone I worked with was extremely kind and responsive. They even took the time to let us tour the unit a second time before move-in to take measurements for our furniture. Move In: This was surprisingly easy. They blocked off a space on the side of the building on 6th St and reserved an elevator for our movers. The Apartment: For an apartment, this is as good as it's going to get. I'm extremely picky, so I noticed details like being able to see touch up paint spots and tiny scratches on the floor from construction. However; I've rented several apartments at this price point, and have not seen anything better than this. Our apartment has a ton of natural light, which was a huge selling point for us. I love that the kitchen has a gas stove, which is difficult to find in downtown Sacramento for a place this nice. Some of the living room layouts are a little odd, so I would definitely recommend taking measurements prior to moving in to make sure your stuff will fit. Noise: So far there has been no significant noise problems. Once every few days I hear a loud car or motorcycle drive by on Capitol Mall, but those are far and few in between. We live in a unit that has construction going on directly above us and rarely hear anything. So far, the neighbors are extremely respectful with no noticable noise. Parking: This has not been a problem so far, since the building is new. However; I imagine the parking lot will feel more congested when the building is at 100% capacity. Compared to other apartments in this area, the parking situation here seems to be signicantly better. Security: 24 hour security. They've been super friendly and are always patrolling the area at night. No complaints here. Maintanence: I know the building is not at 100% capacity yet, but the maintanence team has been extremely responsive and has addressed any issues we have had within 24 hours. So far we've just needed maintanence on our garbage disposal and kitchen sink. Amenities: They have nitro cold brew on tap from Old Soul. It's fantastic. I literally don't need anything else. The gym is about 80% done and the rooftop terrace is about 80% done, so I can't really comment on these. Based on the equipment so far in the gym, it looks like there will be more than enough to get a good workout in. There's also a 24 hour fitness a block away. Location: I honestly don't think you'll find a better location downtown. It really feels like you can walk anywhere. DOCO/Golden 1 Center, K St, Old Town, Capitol, Midtown. I've ordered groceries on Door Dash from Safeway, which has been super convenient. Price/Value: The place is definitely not cheap. Some friends from the bay have commented that we could get a place in San Francisco for about the same price, which is probably true. However; I think the value is there. I honestly don't think you can find a better place in downtown Sacramento when it comes to location, quality, and service (unless you want to drop $2M + HOA on one of the Kimpton condos)."
