"I have to say, the professionalism of the leasing team really shined through today, and I couldn’t be happier now to be part of this community. It also helps that the apartments and views are absolutely breathtaking here. Walking distance to the water and to the Embarcadero, too. Thank you, Sharon, Maurice, Monica, Elbert, Tye, and team! Sincerely, Nick"

"I've lived here for 2 years now and I initially loved it. The amenities are good, I love the dog park, the apartment has a great view, most the employees are very nice (especially Greg), that's why I'm giving it 2 stars instead of 1. BUT there is a huge problem with the elevators and it impacts my everyday life. For the past weeks floors 8 and up only have 1 elevator that works. There are 42 floors!!! There have been times I had to wait over 20 minutes for an elevator and then people are MASHED into an elevator. They just keep calling people to fix it but the fix is only temporary and a few days later the elevator breaks down again. Recently the fire department have to come and rescue people who were stuck. It's unacceptable for the amount of rent we pay, not to mention dangerous. You could probably find somewhere better for the same cost. ALSO there is about to be VERY limited parking because the building just started renting out the extra parking spots to people who don't live in the building and it was already hard to find a spot."

"Do not move to this building. My partner resided in this building for three years, managed by UDR. While the initial experience was facilitated by attractive promotions and helpful staff during moving-in, several significant issues surfaced: 1. Exorbitant Rent Increases and Lease Terms: After the first year, there was no cap on rent increases, often being unreasonable. My partner, who preferred a month-to-month agreement, faced continuous pushes for 12-month leases alongside these increases. The first increase was 10% for month-to-month given a 30 days notice, with a 30% above-market rate for a 12-month lease offer. Within 60 days, another notice proposed an 85% increase given only a 19 day notice for month-to-month and a 40% above-market rate offer for a 12-month lease. This was both unreasonable and illegal. After raising the issue, it took the management months to respond and correct the rent and notice issues. They are still not being corrected even after moving out and she had to file a claim to small claims court. Tenant harassment is a frequent issue in this building. The management is well aware that it's not permissible to impose an 85% rent increase with just a 19-day notice. Yet, when tenants object to such unreasonable demands, the response is often delayed for months, and the behavior can feel like harassment. 2. Elevator Issues: The elevators were frequently out of order, particularly problematic for residents above the 6th floor, as only three elevators serviced these levels. High tenant turnover, partly due to the management's practices, exacerbated this issue. Elevators were often reserved for moving in or out, and with one typically broken, I recall waiting over 20 minutes on multiple occasions. 3. Emergency Response Concerns: My partner decided to move out after a frightening incident where our baby had an allergic reaction to food. Due to the elevator issues, we had to wait 20 minutes for an elevator to come down from the 20th floor, which was an extremely scary and unacceptable delay in an emergency situation. 4. Inaccessible Amenities: Many amenities were often unavailable, either due to maintenance, high demand, or poor cleanliness. The pool, for example, was non-functional for about 1.5 years of her three-year stay. 5. Deposit and Excessive Move-Out Charges: It was nearly impossible to retrieve the deposit, and the move-out charges were exorbitant, averaging 30-50% of the monthly rent. 6. Poor Communication: The leasing office and billing department frequently exhibited poor responsiveness, sometimes taking months to respond. 7.Parking Issues: Parking is a major problem here, despite the $500 monthly fee. Almost all buildings in the area use this building's parking, leading to a shortage of spaces. The management oversells parking spots and does little to prevent unauthorized access. There was even an incident where someone nearly hit my wife’s car while trying to sneak in behind us without a parking pass, and the management did nothing to address these security concerns. It’s also important to note that these practices appeared to disproportionately affect new mothers and people of color. Prospective residents should be prepared for these challenges, especially after the first year."

"I lived in this apartment for 2 years. The 04 room had great views of both downtown and the Bay Bridge, which was fantastic. The pool was under construction for a long time, elevators broke down occasionally, and the package room was chaotic. However, the location and the quality of the rooms were satisfying. The main issue was the smell of marijuana coming in from other units. Being able to walk to Philz Coffee and Salesforce Park in less than 5 minutes was amazing during the pandemic."

"My boyfriend and I have lived here for a year now and love it. Just renewed our lease. The staff - Greg and Brandon - have been super friendly and fun to chat with throughout the year. There are also social events that the building throws which are a lot of fun. Shout out to Greg for coordinating an amazing wine night recently. There are times here and there when someone reserves an elevator for move in and the elevators have a bit of a wait, but nothing egregious. This is a high-rise and that just comes with living in one (unless you'd prefer higher rents to accommodate construction/maintenance of an extra elevator), but if you snag a top floor, the views here are amazing and make up for the extra few minutes you might need for the elevator. I think this is the only apartment building with views that high of the bay bridge and the fact that it is curved means you get a much greater angle of view of the city from your windows - another feature no other apartment building near here has. Honestly, the reviews about the rent increases that I read a year ago before signing our first lease gave me pause, but I think that this building has just been acting on market demand/supply. The pandemic really lowered the value of the luxury apartments and so when the last slew of people that took advantage of those rates came up for their renewal post-pandemic when values bounced back, they were probably just experiencing that shock. I would expect an increase in rent, but nothing that's out of the market range for the quality of apartment and safe location you're getting."
