"Update: I have been contacted by upper management at Five Stone and they apologized for the negative experience that I detail in my original review below. They are taking steps to address my concerns. It is rare that large companies take that sort of initiative and I respect them for that. My initial experience was undeniably frustrating, but I am giving them some benefit of the doubt now and might reconsider enlisting them again in future. Time will tell. -------------------------------------------------------------- Original review: For my new home purchase Five Stone merely used my closing disclosure and got the tax appraisal reduced to exactly what I paid. They did not use any other data, contrary to their marketing and FAQ info posted on their website. No sales comps, no results of my neighbors' protests, nothing. I could have easily submitted my closing disclosure to the tax office myself without paying a fee to anyone, so Five Stone provided zero value in exchange for the fee they collected. In addition, they charge their fees based on prior year tax rates rather than waiting until current year rates are available to send out their invoices. Property tax rates dropped in 2023, so they based their fee on a higher level of tax savings than I actually received in 2023. It's all in the fine print of their contract, which is written to their advantage, so their reply when I protested was "that is how the contracts are written." They actually told me that my best remedy was to post a review online. So here I am. In summary: Five Stone charged me 40% of more than I actually saved, and the only time they spent on my property was to forward the closing disclosure that I provided them to my tax office. All of my surrounding neighbors closed on property in the same development around the same time I did, and all of them were able to get their assessed value lower than their closing price by varying degrees. Five Stone made no attempt to argue for "equitable valuation" based on other properties. I was very disappointed and have cancelled my contract with them. I'll find out if other agencies are just as useless, but Five Stone has set the bar pretty low. Individual customers don't truly matter in these scenarios where they are blindly representing thousands of properties. How could they possibly give detailed attention to any single property when operating in that manner? I should have known better and now feel foolish for taking their marketing material at face value. Live and learn. There is no free lunch, except possibly for Five Stone."
