"Even though I got denied acceptance due to some boolchit… it would have been cool to live there… the only BAD/negative is there are a lot of dogs and NO one picks up after their dog.. so, it STINKS like dog chit all day, every day. You can even smell it on the 35. I’d be embarrassed as chit living there…."

"Please note that this is my opinion as someone who has lived here from January 2020 to September 2023. I highly suggest taking the following into consideration before you make your final decision in signing a lease here... Pro's: -Front office staff is very friendly and respectful; -Swimming pool is large and well kept; -covered parking and personal garages are well priced for monthly rent; -Location is well placed for quick access to and from I-35; -No Highway noise is heard from where I lived (towards the back of the complex); -Inner court yard has many places to sit and relax outside; -Water Utilities are based on your entire building (may or may not be a pro depending on YOUR usage). -layout of the larger single bedroom units was well thought out, though there was no pantry in my unit I used the computer nook as food storage; Con's: -On move in day (Jan 2020), my apartment had received a rough cleaning, but was still lined with dog hair (likely a husky or a thick coated breed) specifically around the oven and throughout the bathroom. I was told by the office (which back then it was called The Settlement Apartments) that it had received a full cleaning; -Screen door was ripped and hanging vertical vinyl blinds were missing (these items were on original walk list and followed up with service request that were answered as "ordered", but never resolved through the years I was there); -Tub and registers seem to be painted white and will fade quickly upon use and even more upon scrubbing; -Submitting a service request only starts the processes. The office will require that you follow up, otherwise other service requests will override yours and cause your requests to be closed without the service being rectified; -Constant pest control issues, no matter how clean YOU keep your apartment; -They rarely enforce their cleanup of Dog waste around the property; -Amazon packages stolen from door delivery; -During my time a couple cars had been burglarized in the areas that I parked (needed more lighting in the parking areas); -If not on the top floor, you will hear your upstairs neighbors walking around and any media they have playing; -Pool is closed often for cleaning, this can occur on or around holidays like July 4th and memorial day; -During my moveout my deposit was stripped from $150 down to a $0.30 return. Mostly do to fees and "services" but also for the last 2 months of Utilities - Water/Sewer/Storm, in which the total cost did not fall in line with ANY 2 months while I was there from 2020 to 2023 (the Water charge was 4 times that of the previous single month / Sewer was 8 times of the previous single month / Storm was in line for a 2 month cost as seen on a typical invoice). I will give it 2 stars since the location has been so beneficial for me working in South Austin and being in Kyle is definitely a plus as the city is rapidly growing and new luxuries are coming in."

"Worst apartments I've lived at! There have been people's cars stolen, rims stolen I've had my apartment broken into too and car as well. The management doesn't care and if you know too much about how life really is here they kick you out by over charging. Apparently they charge over 2600 dollars for a 2 bedroom apartment. Stay away from this place. The main maintenance man gawks at every woman to their face and makes them feel extremely uncomfortable. This place is a slum lord community. Not worth it."

"The place is very quiet. It was a horrible year, we asked to be fumigated because there were little animals (roach) all over the apartment and they only asked us to keep the entire kitchen area clean, when from day 1 to the last day it was like that, they only went to fumigate one Again, the girls that are currently there are very rude and unfriendly. When we arrived at the apartments there was a very friendly girl, she is skinny, blonde hair, and she tried to help you and talk to you despite her language. Note: the animals never ran out (roach) is a terror."

"Don’t even attempt to live here. The management is absolutely ridiculous. I’m still currently and have spent 6 weeks trying to get them to fix the wasp problem since everyone pays for pest control. And every time I’ve requested it they’ve said “it’s been fixed” or “okay I will write it down for pest control but, oh they only come on Thursday’s”. So, when I was fed up with the office staff not caring about it I brought it up to their manager. And guess what? She emailed me back and made me feel like I was finally being heard and problem was going to finally be fixed. But when it was scheduled to be fixed NOTHING WAS DONE! I even sent them pictures of the areas and told them about other buildings with them. Residents have huge wasps nest plaster on their sliding doors but of course since none of them live here and they’re too lazy to actually do their jobs no one cares. I emailed saying nothing was taken care of and I never got a response back. So again do not attempt to live here. The management will not listen to your request but will sure tell you when you’ve done something wrong."
