"Honestly don't move in this apartments rent is too much for no reason they don't fix things when they are suppose too , it's infested with roaches the water is always off they charge you 85$ for internet even if you have your own service they charge you for parking too . The office never answers the phone . The AC is always broken we talk to our neighbors and everyone is moving out because their AC doesn't get fixed they don't do anything about the infestation they don't even want to move us units we don't have light in the 2 rooms so we use a lamp . We had mold for over 12 months in the bathroom and we had to remove it ourselves . Garage disposal always breaks the piping does get backed up ."

"Goin' downhill fast... please manage it! Living here can best be described as a poverty experience, despite the ridiculous rent they're charging, which is not worth it.... at all. More and more people are relying on window AC units to cool their apartments because the outside central AC units are old/worn out and not being replaced, half the mailboxes in Phase 2 are missing or broken, which they're fully aware of but refuse to replace with new ones. This place is not "serene" by any stretch like what they advertise online, it's anything but. There's always some kind of noise disturbance going on; tenants playing music loud enough for half of the complex to hear sometimes during the day but management never walks around to see what's happening, or they intentionally turn a blind ear to it. The blaring music will sometimes go on all night, it's useless trying to call security, and management does nothing, open-air drinking, raucous coming and going, beer cans left on the ground are a common occurrence, drive throughs blasting bass, meetups in the parking lot shouting back and forth, which looks like crim.inal activity. They had to close one pool at one point because people were disobeying the rules (drinking and being disruptive at all hours of the night), yet the behavior still continues but in and around the units themselves. They sent out an email one time talking about keeping down the noise but not everyone checks their emails, and it had no impact. Maybe management should put paper reminders on everyone's door so they understand the rules before this continues to get out of hand. I think the disrespectful people believe that management isn't going to do anything or they wouldn't act the way they do. They used to have a policy about keeping back patios clean, now people store their junk and hang their laundry outside, which makes the whole place look run down. LOTS of il.legals here, it's obvious. They sit outside and talk on their phones loud enough for everyone to hear their business, often staying just a few months making the apartment complex feel like a transient hostel rather than a stable community. I've even heard that someone (won't say her name) in the office has let people stay here for free for a couple months, and also parties with tenants after hours, which creates a huge conflict of interest. None of it is good and I am looking forward to moving if things don't improve soon."

"I guess the leasing strategy now is to turn units into flop houses. I've seen three and four males staying in one efficiency, they come out to the parking lot to commiserate, which has become the meeting place after 5:00 p.m. and on weekends, lots of drinking, loud car stereo tejano music, yelling, whistling, parking cars in front of other cars making it difficult to drive through and park. I've seen people blocking license plates from a tow truck driver who was driving through trying to do his job. This morning I thought I ran over glass but there were at least 25 bottle caps left on the ground from last night. I'm going to have to park my car elsewhere to avoid trash being left on the ground. The atmosphere here has changed quickly within the last 6 months, it's no wonder people who've been here for a while are leaving in droves. I'm counting the months until my lease is up because this place is going downhill fast. It's just a matter of time before something worse happens."

"A lot of these bad reviews aren't entirely logical, so I'll break it down a little bit These buildings are from the 70s (or older). You going to have structural issues. The baseboards and gonna be split. Everythings gonna look kind of crooked. Not much anyone can do other than move to a newer building or just dealing with it. When you rent an apartment ANYWHERE, there is a chance there will be bugs. Especially if your previous tenants were slobs, or the people around you are slobs. You are not the only one who lives in this building, so all you can do is convince the roaches that you have nothing for them. And for 5 dollars a month, you can have someone professional spray your place down. When I moved in, it was infested. With a weekends work of spraying and baiting myself, then letting a pest control guy come today, the numbers have dwindled to almost nothing. Just be clean. The fees are going to be like that for every apartment. You have a water fee, a sewage fee, a trash fee, a pest control fee (Which by the way, use it monthly. Better that than paying hundreds). There is a cable fee but on move in I was provided the story behind that and they are willing to work with you. To be honest if you find an apartment without fees, that is a miracle. That being said, here are the pros and cons of my move in experience. Pros: 1)Emily is really nice. She sat down and explained everything in the leasing agreement when I'm used to agents just throwing the paper at me. She was willing to answer all my questions and help me with renters insurance mix ups even when she was the only person working in the office on a saturday. I even let her step away to help other people because she was so busy. She really made me feel welcome. 2)The upgraded units really aren't that bad. The flooring is fake, but nice. I had a brand new stove. My balcony has a nice view. I have an A1 which is small, but the perfect size for a female living on her own. She made the move in process seemless, and when I learned that the bedroom door was about to fall off the frame, she texted the maintenance guy and made it an emergency. 3) Maintenance are rock stars. I put in a bunch of requests after I moved in. Unfortunately, I don't remember the guys name (I think it started with a G. I'll update the review when I get home and look at the paperwork) was so personable and really engaged me while he fixed my issues. He'd show me what he was doing, and how it fixed things. I had a couple weird things, like wanting to change the kitchen lights to LEDs because you can feel the heat coming off of them, and he went as far as to show me how to take the bulbs out and even gave me an extra bulb to take the the hardware store. Not only that, but my requests got answered within two days and all were fixed at once. I've been renting for 7 years and never had a maintenance guy be so helpful and willing to get everything working right. 4) The location is great. You are walking distance from HEB in one direction, a 7 eleven in the other, a bunch of local mexican restaurants and popular chains as well. It's off Blanco street which will have a lot of what you are looking for, and it's also very close to 281. 5) Interactive security. After "curfew" or when amenities start closing, there is a security guard that monitors and speaks to you through the cameras. That really makes me feel safe when I come home late from work Cons 1) The building is old, so there are alot of aesthetic issues that just cant really be remedied. The cabinets are rickity, the baseboards are coming off the walls. There is this weird stone curb in my living room but it's a funny story to tell as I'm trying to figure out what to do with it. 2) There are bug problems, but its manageable. Emily immediately explained the process and what I could do to manage it until wednesday. I have a couple weeks before I can really say its clear or not. Despite the issues with my apartment, my move in experience was AMAZING. The place is affordable, staff is great, the unit is nice for what you pay for"
