"Run! Canyon Oaks Apartments are an inexpensive option, but you are getting what you pay for. Here is what you can expect: You WILL live with roaches. No amount of traps, spray, poison, etc. will be enough to kill them so you'd may as well get used to it. Maintenance will come out and spray your apartment if you request it, but it doesn't help. Maintenance issues will go unresolved for several days or weeks. Smaller issues may be repaired same day, but if it's anything more complex, you can expect to be waiting for a while. Get used to the smell. There is a single trash compactor for the entire complex and it is often overflowing. On the weekends, it is normal to see the trash in giant piles around the compacter. It spills into the street and stinks. Layers and layers of paint to cover up years of wear and tear. It will become painfully clear that you're nice clean white walls, are just several layers of paint. After a few months you may begin to notice large cracks in the wall, this is just the paint peeling off. Children. Who doesn't love kids right? And if you have kids you may be thinking that this would be a good place for your kids to make friends. But the group of kids that hangs out at Canyon Oaks is massive. Packs of 15-20 elementary to middle school aged children roaming the complex unsupervised and destroying property. The amenities suck. The gym is a large room with one TV and a couple of pieces of exercise equipment. It also houses the Amazon mail boxes. The pool is slightly larger than an SUV. Aggressive tenants. This one may have just been a one-off, but one day while I was coming home from work, there was a man in cargo shorts dual wielding kitchen knives and screaming at the neighbors. It took police officers, with shotguns and tasers drawn, several minutes to calm him down. Finally, many of the reviews receive responses from the management company stating that they do not have a record of the reviewer as a tenant. Likely out of fear, reviewers are hesitant to leave their details. This is because there is specific language in the lease that states "making bad-faith or false allegations against us or our agents to others;" is strictly prohibited and can result in eviction. To help others, I have included the definition of "bad faith" below. Bad faith: noun - lack of honesty in dealing with other people. Merriam Websters Dictionary In conclusion, this is not a good place to live. I feel unsafe, disgusted and ignored on a daily basis. If these are emotions that you have become adept at navigating, then this might be the right complex for you."

"DON"T MOVE HERE.. maintenance leasing management Poor Leasing Office will hang the phone up in your face Very unprofessional Maintenance will take up to three week just to come and fix something you request in your Apartments.... The Amount Of rent money that you pay all of this Apartments should be renovated There not They don't spray for pest control when you pay for it The trash Compactor is always full they wait a week to get another.... The Leasing office has had a very high turn over.... They don't give out Courtesy Notices when they cut the water off ether.... I was told I have to call the Cops If it's after Office hours If someone is being to loud Of course the cops never came first off the office should never tell a Resident to call the cops that's there Job..... DON'T MOVE HERE EVER"

"We enjoy living here at Canyon Oaks Apartments ever since we moved in the management and maintenance team have been very respectful and helpful. So far the neighbors seem really nice and we are very happy and satisfied with the school that our son attends nearby. Also several stores and restaurants nearby and freeways entrances too."

"At first it was a pretty decent first apartment, but as time went on it really showed it’s true colors and not in a good way. The walls have become sticky from so many coats of paint and if you even touch something to them the paint peels off instantly. The “wood” floor ripped away completely when we tried to move something, we tried doing dishes and it poured out into our downstairs neighbors kitchen light into his home. Our disposal has broken three times and flooded once. We have had pest control and deep cleaned multiple times yet baby cockroaches won’t stop coming in through the floors and walls. The bathroom has mold from the floor peeling up. In the past two weeks alone 5 cars have been broken into and hot wired some even in broad daylight. The only good thing I can say is the maintenance crew is absolutely amazing. They’re very kind and are so quick to respond and are always helpful and cheerful even with so many requests I’m sure they get. I absolutely love them and couldn’t imagine living here without them. They deserve a raise. The first year we were here in 2022 everything was great! i don’t know happened between now and then."

"When we first moved in two years ago the apartment complex was great. Safe no break ins good maintenance staff super nice. Maintenance is still extremely nice they are absolutely awesome. In the last month 5 cars have been broken into some in broad daylight and it doesn’t seem like anything is really being done to prevent this. Also there is little roach bugs that don’t seem to go away even with pest controls help."
