"September 12, 2020 Time 2:18a Nothing has changed, sprinkler still not fixed No follow up ___________________________________ Sep 3,2020: Time- 2:19am Sprinkler in front of unit still shooting out water. This tenant here is still waking up to the noise and possible clean up of the issue that was reported a week ago. Still no follow up from management/office staff or acknowledgement of the issue Lawn people where here earlier in the week Continue to receive horrible customer service from management ____________________________________________ Sep 1, 2020 I waited awhile to see if things would get better with management. They have NOT!!! 1. Asked for the remaining keys to our apartment. We still have not received. June was last time we referenced with staff and management and no follow. 2. Major water comes through our front and patio door. We have put in service request, sent email and called (first service request was back in April 2020). We were told there where several people who experienced the same thing and maintenance will get to us ASAP..... WE ARE STILL WAITING... on top of the other rainy days we’ve had. I explained to management that our rug at the front door was ruined and we just don't want to end up with water smells in the unit. No apology, no determination to follow up with us ... nothing!!! Oh, let’s not forget the add-on of a broken sprinkler in front of our unit. So when the sprinkler comes on it shoots up like a fire hydrant.. Sooo I have to wake up at 2am to catch the sprinkler that shoots up and knocks water against my front door .. then water comes in and there goes another rug and furniture. 2. Since the complaint of bugs in our garage; the back and forth with both managers of the difference between a roach and waterbug I asked to be on the list for them to spray our garage and outside area on the dates that pest control comes. THEY HAVE ONLY COME ONCE (thats was back in June) 3. Asked for the trash to be picked up around the unit and the valet trash can that has been sitting outside the neighboring unit of the previous people that moved out... almost a month and same trash and valet can sitting outside Management is very incompetent. I have asked for the Regional Managers information and in response received reply's from management as to: “why” would I need that? We have been told by maintenance that they are only working on emergencies due to COVID. I guess water coming through our doors with our expensive items getting ruined and bugs crawling around is NOT an emergency BUT NOT PAYING YOUR RENT *IS* A MAJOR EMERGENCY !!! STAFF: Please DO NOT reply with “ we/I’m sorry”, “ contact us” etc. ( you never showed empathy when we reported these concerns not being handled). Your only response should only include “we have taken care of these things and sincerely apologize for the delay. We have spoken with you and given concrete information of getting your concerns resolved. There should not be any confusion of you not knowing what unit we are in if you are actively working on the issues. Would really like a follow up from regional/corporate office."

"I moved to the Overlook at Stone Oak Park apartments in September when I needed to move out of my old apartments. The price, location, maintenance, community, safety and amenities are beyond what I could have even expected. The staff has been great from the start when I started looking for my next apartment and a great relief so I am glad I made this place my home. This is a definite lovely place to live honestly as I have lived in many apartments over the years and I have never experienced this kind of great service and pleasant home environment where the neighbors look out for one another and are so welcoming just like the office and maintenance staff."

"New management is horrendous !!! less than 1 start. Resident portal has been locked since new manger came in with NO fixing the problem, this causes late fees to accumulate and we have to pay more. They want us to get a cashier's check banks will charge a fee for this process. New management Paige/ Sylvia will place a RED FLYER on your door every single day until rent is paid . I've lived here for years and never experienced this type of management skills , simply the WORST . Where is the old manager Jeniffer , we want her back!!"

"Keep in mind when they give you the 60 day notice on exactly 60 days, if you plan on moving out, you have to respond the same day or they will squeeze another months rent out of you. Will not be renting from this company again. They also promised a referral bonus and turned out to be a lie. Practices are shady. Keep everything in writing and take photos of everything, they just want your money. Overall not a bad place to live the area is beautiful neighbors are friendly, maintenance is awesome. Just don’t trust management. It may have been drafted on August 18th, but I have a timed text to my husband day it was delivered on 8/30. That’s 2-3 days before 60 day mark. And on renewal letter we are to give notice on or before 10/1, which we have. Might I suggest a more clear approach and change the respond date upon vacating the unit, or give definitive dates between the two. Thank you."

"Stone oak is a beautiful area. We enjoyed living in the area. Not the best apartments in the area but you get what you pay for (Which is still a lot). Residents need to be better to pick up poop. Also, upon moving out be sure to do a thorough walk through with leasing office. We were charged a cleaning fee. We left apartment cleaner than we received it. Be sure to clean under the top of stove, also we vacuumed, swept, mop etc. Leasing office still managed to charge us a cleaning fee. We had no pets. Also, spoke with Leslie about about the cleaning fee and she stated she would speak with her manager Jennifer. Never received any form of feedback. I reached out multiple times, just be sure to cover yourself and have as much documentation as possible. Overall, living is not bad, could be managed better."
