"Decided to take a look at Avalon for a place for my daughter to stay. Immediately when we took the tour we need this place would our top recommendation. So glad we secured a spot for her as the other ones in the area lacked the appeal and amenities. So far so good for here living there no major issues and if they have any they are fixed right away. Glad we found this spot."

"I lived here in 2021/2022. My experience was good. I had a great time while at the complex and management was very nice. When I moved in everything was clean, and everything that was supposed to be in the unit was (issues I had with a previous complex.) I did not have a roommate at move in and was almost paired with someone 8 years older than me and not a student, which wasn’t too much of an issue but not what I was expecting. Management found a new match for me which I greatly appreciated- she was a great roomie. Maintenance was very friendly, the complex was clean, quiet, and felt safe. You know, for student housing. The only maintenance issue we had that couldn’t be fixed, which we completely understood, was the smell of sulfur (like eggs) in our unit sometimes. They let us know it was just because of drainage and we were on the first floor. Parking sucks for guests, the spots are narrow, and there are very few of them. Parking sucks for residents too, for the same reasons, so I would recommend a reserved spot. Made my life so much easier. When I moved out, I got charged $800 of move out fees. Which was not fun. Most of it was because of a stained carpet, which I understand. But a lot of it was because of common area things, some of which I had reported on my move in form. My roommate worked at the front office, so she did not receive any of these charges on her form. I wasn’t sure how to argue it, but it sucked. Overall not a bad complex, close to the school and nice management. Made some great memories here. But still- would overall just not recommend student housing. At the end of the day, student housing management will not see you as an adult (not that everyone acts like one) and you will get charged crazy move out fees."

"Honestly, when I moved here the apartment itself was relatively clean. There were no outstanding dirty spots or dust which surprised me since I’ve had bad experiences with past apartments. I had some issues with hot water, the AC not working, and my water heater basically flooding the laundry room. Maintenance had to come a few times to fix everything, but they came quick and did not take long. After those issues were resolved everything has been smooth and no complaints so far. The front office is pretty nice. I did have a problem with them saying my rent payment did not go through but once I showed proof, they took off the returned fee. Overall, pretty decent compared to the surrounding apartment complexes."

"I’ve lived here a month and so far, while the apartments, appliances and amenities are in reality older than they look in the pictures, the maintenance has always been really quick and responsive, which is a relief. The office staff is very down to earth and helpful. They provide internet but you do have to buy and install your own router, which is a bit of a bummer, especially since they seem to not really mention this to you beforehand. The wooden balconies are really charming, and the furniture feels comfy—they do have cloth coverings on them which can be hard to keep clean. The study room is compact, but there are little events, freebies and snacks for residents and a nice lounge with a kitchen and coffee/tea provided. The shuttle stops by, and there is a gas station, coffeeshop and food trucks in walking distance. (Campus is walkable, too, but it may take 15–30 minutes.) It’s far from perfect, but considering that student apartments are oftentimes either poorly maintained and/or overpriced, I think it’s nice, moderately well-maintained and minimally stressful if you have the means! As per other reviews’ advice, I’ve thoroughly documented the condition of the apartment when I moved in, and I hope that will avoid any move-out issues!"
