"Completely honest and lengthy review. Maverick Creek is great for the price, however the cons outweigh the pros. Cons: 1) Very thin walls, you can hear your roommates and adjacent neighbor’s entire personal lives. I have made two noise complaints, one on mail and one on phone call about a person blasting music at night. Unfortunately since I didn’t know the apartment number I don’t believe anything was ever done (understandably so, as I didn’t know which apartment it was coming from), however I’m pretty sure they take their complaints pretty seriously. 2) The apartment is very infested with all types of bugs (only in the kitchen for us but I’ve seen other reviews of it being in other areas of the house). It may be argued that we should have put in a work order, but seeing as the bugs are one of Maverick Creeks lowest rating reasons, I find it useless. (We are also four guys so we don’t really care lol). 3) Smells like weed around the apartment complex pretty frequently. 4) Safety- The apartment complex doesn’t seem very safe. The gate is always open and I have seen homelessness once but it hasn’t been a problem. I myself did not report that incident as I’m sure it happens very frequently with the gate being open throughout the day. 5) The gym equipment isn’t the best, nor is there much variety, but it’s there! Pros- 1) Close to UTSA 2) The price is lower in comparison to other apartment complexes near UTSA. 3) AMAZING staff. They care about the residents. They always host pizza parties or other activities for people to come in and enjoy. They also care about their reviews and customer satisfaction which is apparent through their replies on almost all reviews left on google. 4) Internet (only with ethnernet) is really good. Regular wifi however (especially on gaming systems like XBOX or PS5) are really problematic with tons of packet loss. Unfortunately packet loss is not something that is fixable under these circumstances, so if you’re a gamer make sure you have an ethernet cable coming into this place. I will say if you are a student who truly wants to study and maintain high GPA, score well in exams, etc— all of this requires good sleep. Parties are pretty frequent here, and loud music is frequently played at night. Ironically, I drive back to Houston every single weekend due to how uncomfortable it is to live here sometimes with all the sound. (I’m sensitive when it comes to audio). Overall it’s alright. The staff it’s great! EDIT: I also see a lot of reviews on things that are completely the customers fault. Ex: - Bad reviews on guest parking, or being towed. You receive warnings. Guest passes, I believe, are available in the office. - Reviews regarding lease, contracts, etc. You signed the contract, you know what you got into! You cannot break the contract midway through. Best bet is to find a replacement by putting your lease up on Facebook Marketplace. - Stolen laundry- No one forces you to do laundry at the apartment complex and there are other places you can go near UTSA to get your laundry done. If you ask me, be more responsible and don’t leave your clothes there for too long. Be there on time! Any reviews like this are salty people who try to put their blame on MCV. Take responsibility instead."

"I lived there for more than a year and I would have lived there even more but I had to move. The staff are really respectful and helpful. The villas are clean and nice. they provide free parking, free internet and a lot of other free services. The apartments are fully furnished and very close to the UTSA. There is a bus station right in front of the gate and it will take less than 10 mins of walking to get to the Uni. The team is really professional in handling all the situations. We were helped a lot by Cassie. I just want to express my sincere appreciation for the exceptional assistance and support Cassie (Manager) provided during our stay. Her dedication and professionalism have truly made a lasting impression on us. Her expertise and willingness to go above and beyond have made the entire leaving experience smooth and stress-free. Her attention to detail and prompt responses to my inquiries demonstrated a level of commitment that is commendable. I am confident that with team members like her, Mavrick Creek Villas will continue to thrive. Thank you, Cassie, for making a positive and memorable experience. I just look forward to seeing you again. Wishing Cassie continued success in her role."

"A very comfortable and well managed student community housing. Located at a prominent location, almost all major things are quite accessible from here. The rooms are furnished with all the basic amenities and there are multiple room type options to choose from. Parking for residents is also available. The rental cost isn't expensive too and with all the common amenities like gym, pool and clubhouse - this is the perfect housing for students."

"Living here for 5 years now. Earlier I gave it a 5 star. I really liked living here. This apartment is not too much crowded like other new apartment complexes. The pool is nice! But these days not anymore! It started during pandemic. Almost everything is broken in the gym. One treadmill is not working for maybe 5 months. It just says out of order but they do not fix it. Gym equipments for strength training are not well l-maintained either. Some of the seats are torn. Some equipments you just can’t use because some parts are missing. There are cockroaches everywhere on sidewalks and inside apartments too! There is dog poop here and there. It used to be not like this. The staffs were super friendly back in 2018-2020. These days can’t say the same. My car got broken into two times and stolen once. We complained about security but they didn’t take any actions about it. You can’t take parking permits for visitors more than 3 days per month. That is insane too! I hope the management fixes these issues."

"I was formerly very upset with my move-in and I still am and I am leaving the photos of what I walked into. Still the 3-week move-out policy (even for moves between units within Maverick) is brutal specially for the internationals. Plus, there is no justification for charging former residents if you are not cleaning the units for the new comers, and this wasn't only our unit. Almost everybody I know in Maverick has had the same problem moving in. However, both the office and maintenance staff are very nice and attentive. Maintenance requests are dealt with within 1-2 days tops. The green space is very pleasant and it is kept clean at all time. The access to the campus, a gas station, and a few shops and restaurants is very convenient. The furniture are in good shape although our unit is not renewed. The complex is quiet. The office holds fun events and the clubhouss is well equiped. All in all, after the horrible move-in we have been having quite a nice stay."
