"Our company used Brad for trouble shooting a leak at one of our rental properties. Brad is super personable, and easy to talk to. He missed our original appointment to assess the issue, but made himself available later that evening to stop by which I appreciated. We had a leak in a 3rd floor unit into a 2nd floor unit. Unfortunately, the tenants below were not available to let Brad in, and the leak was not able to be troubleshooted from the 3rd floor unit. We scheduled a time for when both tenants would be available. I had asked for pictures and an assessment when the issue was identified and as long as the price was not significant, to proceed to fix. Brad sent two guys there in the morning a little bit after 930AM and they left right at 1030AM. I had not heard back on the job until Brad followed up with the invoice for $554.00. They had to replace the P trap under the upstairs tub which was easily accessible through the hole they cut in the ceiling. They left the hole open, so this price did not include any repair to the drywall. I had asked the tenant how long the plumber took to do the repair and was told around 30 minutes. I called Brad to confirm this pricing was accurate given the simple repair and he told me they were there for 3 hours. He then checked closer and said his guys clocked in and out of the job for two hours. I checked my texts with the tenant who informed me of when they got there and when they left which only showed an hour. He was unwilling to make changes to the price. I paid promptly after the call. We have many properties under management and in my experience, a job as simple as this should be priced between $225-$325 without the drywall repair. I should have been provided with advanced notice of the issue and price before the work was started given the upcharge. I do not consider this good faith work/pricing. While the service was carried out properly, I would proceed with caution on pricing and commencement of work without prior authorization. We will continue to look for a preferred vendor for our properties as our previous plumber we used for years has moved."
