"Our move-out experience with Rental Guys Property Management has been a source of frustration and disappointment, prompting us to take legal action if this final attempt is not taken seriously. During our 2.5-year lease, we had no contact with the owner, leaving Rental Guys Property Management company to be our sole point of contact throughout the lease. During the time of move-out, approximately 3 months ago, we, as tenants, followed the move-out checklist to a “T”, which included hiring a professional cleaning company for our apartment move-out. Moreover, we hired a steam cleaning company to steam clean the carpets, underscoring our commitment to meeting our part of the lease agreement. Interestingly, we had to leave the premises because the owner wanted to sell the property. To our surprise, the owner is withholding 80% of our security deposit. Rental Guys Property Management chose to send us an e-mail attempting to justify their claims “even though [Rental Guys] are not involved in this dispute”. After reviewing the receipts and invoices, we found that we have “wall damage” because paint has a lifespan of 5 to 7 years in a rental property. No Florida Statute can justify the abovementioned remark. Moreover, they charged us for bent window slats, replacing the blinds on the back patio door and bedroom. I’ll let the reader of this review do the math: charging us to repaint the walls of the condo and replace the blinds to allow the owner to sell their property. What is the result? Keeping 80% of our security deposit. For clarity, there were no holes and no anchors in the wall – simply scuff marks, many of which were in the hall closet. Pursuant to Florida statute, we contacted the property owner to address the dispute. The owner refers us to the property management company. The property management company is saying that they are not involved which is leading to no resolution. This marks our final effort to request compliance with the law from Rental Guys and the return of our funds. It is crucial to note that Rental Guys Property Management is the licensed professional hired by the homeowner. Referring us back to the owner is an evasion of responsibility. In this final attempt for resolution, we are requesting the involvement of the Broker at Rental Guys; failure to do so will leave us no alternative but to proceed with legal action."

"Shelley and her team have been managing my property for over a decade and just recently arranged the repairs and improvements to sell my property. They have always responded promptly and efficiently to address any issues that occurred over the years. These issues included getting a deadbeat renter out when they took over management of my property, taking care of getting new long term tenants when needed, repairs at the best prices and handled any issues with the HOA that came up. After the repairs and improvements were made they got me a cash offer in less than a month."

"**Litigation in progress** DO not believe the fake reviews. Check yelp! -Florida District Attorneys office complaint filed -BBB notified -FREC ethics complaint -$20K in repairs (paint, carpet, cleaning, screen enclosures, AC system, landscaping, drywall repair, stain removal amongst others) -Requested a refund of all fees ($4,400) to settle but Rental Guys refuses to take any responsibility for the what I describe below. My experience with Rental guys and the unethical brokers associated with the company: As an active duty service member transferring to Virginia for a one year tour I wanted a management company that would ensure a qualified tenant was going to be placed. A company that would ensure the upkeep and condition of my home as my wife and I intended to move back in the following year (we are currently back in the home). As a first time landlord I was new to the process and Rental Guys took complete advantage of me with a trove of lies and promises up front to get my business while also explaining the contract in a manner that was not actually executed. Facts: 1. Told me me I would see applications and the most qualified renter would be chosen. - Rental guys chose a tenant and signed a lease without informing me until after the fact. The tenant was unemployed and had a sub 620 credit score as well as a criminal record. The tenant did not meet any of Rental Guys "strict criteria's" of 620+ credit / employment with 3x monthly rent income / no criminal history (see attached pic from rental guys broker).The tenant has informed me that she never actually met any of the rental guys staff until she began violating the lease and I complained enough. She has come to my house multiple times asking for the deposit while also informing me of the process (or lack there of to get approved for renting my house). 2. During the tenancy: -Tenant brought in 2 dogs even though the contract specifically stated no pets. Rental guys approved the pets without my consent, charged her pet fees and kept them all even though I was left with tons of dog damage. They also charged her a "risk mitigation fee" due to poor credit (they collected all the fees and now I am left with 20K in repairs to make the home like it was) Rental guys even states on its website that they will pay $500 over deposit with a pet guarantee, I never saw that money and never will. Tenant had her unverified boy friend living in the home. We informed rental guys of this and they stated "that's hard to prove" They did a drive by.... Come to find out this gentlemen has a large record and was doing who knows what in my home. Tenant refused to water the lawn and in turn killed all of our landscaping. She placed a padlock on my back fence that prevented lawn services from gaining access but rental guys still charged me full price. I am now up to 4K+ in SOD, plants, and recovery due to the tenants negligence and unauthorized animals. -HOA violations / Pets causing havoc all over the neighborhood / Kids damaging neighbors property as well as sneaking into homes / utilities being shut off due to lack of payment. The list goes on and on.. 3. Retaking the house: - The tenant moved out a month early and shut off all utilities and rental guys had no idea. We had to inform them of this. During the home inspection I was disgusted to find an extremely dirty unkept home with damage throughout. Holes in walls, extremely dirty carpet, fleas and bed bugs, a dying lawn and dead landscaping. Shotty repairs, a master shower that took a professional over 6+ hours to clean, a missing cabinet that the tenant stole, chewed up blinds, walls covered in stains and scuffs, damage throughout and still finding little surprises to this day. 4. Rental guys response to all of this: - "She paid her rent" was the only response they could give during the turn over inspection. They take no responsibility for placing an unqualified tenant and not looking out for our biggest investment. ** PLEASE do your research on this company!**"

"I'm a tenant of a Rental Guys property and they have done a phenomenal job so far. Before move-in, the signing process was fast and we agreed to a clear lease with fair terms. Since moving in, they have been very helpful with things that have required attention. It's an older house and we've had to call in a couple of maintenance requests, which they have been SUPER fast about responding to and getting assigned to a vendor. They use modern systems which make it easy to pay rent and schedule maintenance requests. When we have needed them, the repairs actually happen on the day vendors come out to review them (so no waiting around with the problem until they can get second and third opinions, etc). Rental Guys even replaced a major appliance with a very nice new model when we needed it, and arranged for weekend delivery and third-party setup so all we had to do was open the front door. I'm very happy with my rental and with my experience with Rental Guys."
