"Horrible service from the front desk and extremely unprofessional. Should’ve read the reviews before moving in as residents appear to have the same experience throughout the years. Will never be making the same mistake again. Also, maintenance requests are done without any urgency and the front desk constantly fails to answer the phone for hours at a time. Additionally, the amenities include a business lounge, which as an entrepreneur, sounded appealing. However, after moving in, I quickly found out residents are not allowed in it. Hilarious."

"Once you get to the back the apartments are not taken care of. The gates never work. The mailboxes stay broken into, nowhere to park. The rent continues to be raised but the buildings are not taken care of to show what you’re paying for. The people who love it probably live towards the front or have police officers living in their buildings. Not a safe area as it used to be. There is a bug infestation that continues to not be handled. The front office people are always rude and will tell you they don’t have an answer. We will be looking for somewhere else to move too and do not recommend this place to anyone."

"We have lived at The Falls for over a year now and are so happy we ended up here. First off, you will not find a better value in this area. Period. We wanted to be near Lettuce Lake Park, while being in reasonable driving distance to downtown. This location is perfect for that. Shopping & restaurant options abound in Temple Terrace, Tampa Palms and New Tampa. The units are very, very nice size for the money, and the recent renovations to the units look great! The floor layouts are unique, and they provide a greater sense of privacy in our 2-bedroom unit that you don't find in most "standard" layouts. Every single maintenance request we have submitted has been handled expediently, and the staff has always been great to deal with. The grounds have plenty of mature trees that provide amazing shade. If you want to be near everything, and want to live in a roomy, renovated, reasonably priced, well-maintained place, look no further."

"Do not move here. My fiancé and I lasted 3 months and had to break our lease and move. For starters, the leasing consultant never informed us that our 1st floor 1 Bedroom apartment was under a 3 Bedroom apartment where multiple adults and children lived. We had constant noise complaints because of it. The best the complex could do to handle the situation was to let our neighbors know of the complaints. I understand noise in an apartment complex but this was excessive. You could hear the children running around to where our walls constantly shook and excessive noise late at night past 10 pm. Our neighbors got so annoyed with our complaints from the leasing office they decided to come down, bang on our door and told us to come outside to “handle the situation”. We ended up filing a police report but the leasing office said it wasn’t valid as the neighbors end of the story wasn’t the same as ours. After multiple months of complaints, in writing for documentation purposes, we felt threatened, unsafe and requested to break our lease. The leasing office held our deposit and we’re very difficult to work with when breaking our lease. The only nice thing was they didn’t charge us a cleaning fee. We were there for 3 months and the cleanest tenants you could ask for. I feel bad for anyone who has to live like we did. Do yourself a favor. The apartments are upgraded nicely but your sense of safety and peace might be at jeopardy depending on who your neighbor is, as the leasing office won’t have your back."
