"My experience has been a little rough with the approval dept. Although BH called me and figured out the issue & with in days I was approved. Marillia in the office has been patient & understanding thru the process & has been there to answer every question. This home was a blessing for myself & daughter."
"The landscaping does a poor job they don’t cut the corners of the fence they don’t rake or blow the grass that is left behind they just leave it there. There are no real amenities here at all. No pool no park nothing. The amenities are maintenance (standard for all rentals), pest control (standard), alarm system. The alarm system is faulty at best constantly reads low battery and doesn’t always respond to the mobile app there’s no key to the front door so if the batteries die you’d be locked outside. Pest control is available upon request instead of routinely as there is a serious issue with fire ant colony’s. The new owners is now taking over the water and electric bill and adding it to the rent during a time where everything has doubled in price. Which can not be paid separately will have to be paid on the forms of the month with your rent. Which doesn’t help if you were on budget billing or offset the high cost of the bill. It’s a quiet neighborhood and the residents all nice. But you will not be getting your money worth. I moved in based off my experience with the leasing agents that were here last year but are now gone. As nice as they were they now have new people who seem like they don't really want to be bothered when you come into the office and they can not prepare you for the headaches that you will experience once you have a lease or help you with the concerning matters."
"My landscaping (pic below) has been a disaster since the flood we had in our neighborhood due to poor drainage when building the community. After the flood I had to pay out of pocket for my house to be pressured wash while the mgmt. only paid for the driveway. The mgmt. company doesn't hold residence responsible for maintaining their properties (yes the mgmt. co. is supposed to maintain, but I'm talking trashcans everywhere for weeks (see pic below), mattresses laid out on the drive for days- almost 1 week) (see below). I moved in last year at the highest rent for the development (one of the last to move in after Phase 1 was built). Based on the market rent around me (my past profession was a real estate appraiser) the rents are trending down - my request to reinstate that I received 2 weeks ago from the mgmt. co. - my rent remains the same. Similar properties around Erikson Park is $2,200 average for 3 bedroom 2 bath. Same floor plan right next door to me available for rent is advertised $100 less than what the mgmt. co is asking to renew my lease. SO IF YOUR THINKING YOUR RENT MAY TREND DOWN DUE TO ECONOMIC SLIDES - don't move here. THE ONLY WAY I CAN MAINTAIN SAME RENT AMOUNT IS IF I SIGN A 1 year lease - all other options are higher rents. I moved into this community because I was promised top quality care for the top rents. The mgmt.. has done nothing for me - the builder on the other hand has been great. Had it not been for DR Horton I would have had to pay a-lot more out of pocket to get my rental house back to community standards."
