"Amazing place to live! The apartments are affordable, clean and huge. Management is always attentive to the residents. Above all very secure place to live. Can’t wait for it to get warm for the Pool and Tennis courts. The Gym is new. Nikita is very professional and efficient. The application Process is seamless. Still trying to settle in . New resident! Thank You Germantown!"

"The Assistant Manager Sarah lacks customer service skills...just plain rude. My daughter was looking to move in and she was evasive, short, snippy and had a tone when answering our questions. She certainly didn't want her to move in. She was dishonest about a waitlist and shady about the "fluctuating" fees. She succeeded in keeping us away. Congratulations!"

"After reading the reviews and thinking about applying, I can definitely say that it’s true the management and front office is very rude. They can’t even respond to bad reviews? Big red flag. So I can only imagine what actual tenants have to go through. They’re not knowledgeable about their apartments and could barely answer the questions I had for them and got an attitude when they didn’t know the answer. Definitely won’t be moving here."

"Love Germantown Garden Apartments . Been here 3 years & enjoy the peace & quiet, which you wouldn't think you'd get w apartment's, but I truthfully, do not hear any neighbors. Any work orders can be submitted online & my my few orders have been taken care of within 24 hours. Management is great. I look forward in enjoying the new pool this summer."

"I lived at Germantown Garden Apartments from 2013 until March of 2019. I had an excellent experience the entire time I lived there. The grounds are kept up beautifully and the staff members (office and maintenance) were very nice, helpful and very responsive to service requests (usually responded and completed request either the same day or the next day). You can submit service requests online and pay your rent online, which was convenient. The residents are mostly a mature crowd (young and old) and they are also friendly and respectful. I always felt like I was welcomed there and that I was safe, even at night. Even though the apartments are a bit older in their style, they are very sturdy and are kept up well-- I never heard my neighbors or any noise from other units. One thing I will speak to regarding what a couple other people have stated. I did find that in my closet, there was mildew growing on some of my clothes and items stored there. So, I bought two digital hygrometers and a dehumidifier. Put one hygrometer on the wall in my closet, and the other in the kitchen (and moved them around from time to time). I was able to monitor the relative humidity in the apartment and noticed that I didn't get good air flow in the closet and the humidity was high in there (>60% RH), but the rest of the apartment was fine. So the dehumidifier kept the closet dry enough (without having any significant impact on my energy bill) and I never saw any more mildew. I just feel like sometimes you have to look out for yourself. This was a problem that was easily fixed given the circumstances, and when I move to a house, I'll have the hygrometers and dehumidifier if I need them. As for the environment, the grounds are always well kept, the grass is cut, the trees bloom beautifully in the spring, the roads and parking areas are paved, and you get a RESERVED parking spot! There is also a security officer (a local deputy) on the premises. Additionally, the apartments are in a great location. I was 10 minutes from work and could drive on I-24 or go on back roads if the interstate was backed up and the drive would only take 15 minutes if I need to do that. It was a 20-minute drive to UTC, a 15-minute drive to the downtown YMCA and a 10-minute drive to Camp Jordan. Food City, Walgreens, the UPS store, Thai Esan, and Walmart were all within 10 to 15 minutes from my apartment. I had to leave because I had to relocate out of TN due to new job opportunities, but I am going to miss living at Germantown Garden Apartments."
