Lullwater at Riverwood

"I have lived at Lullwater for almost a year, if you're wanting a gated community do not come here. The gate has only been closed once and for 2 days the whole time I have live at Lullwater. Every time we have inquired about the gate there is always a different answer and no one "knows". It's been "a part issue" for months. We were informed by another resident that the gate had not been closed since there residency which was a year before we moved here. They require renters insurance. While obtaining our insurance it is asked if the property is gated, of course we said yes. However it is not gated and honestly that is insurance fraud. After hours maintenance does not respond to you. The staff are very unprofessional. Good luck getting them to answer the phone. When my husband went to the office manager Christa, she would not make eye contact rather she seemed to find the walls of her office more interesting than my husbands concerns. Needless to say his concerns were a joke and not taken personally as they should have, esp from a property manager. There are posted and available dog waste stations and they do provide poop bags however the people that live her refuses to pick that up.If you have children and you move here please don't let them play outside. The posted speed limit is 10mph but people fly through the complex. My children are grown but this is something that I have complained about because if my children were still small, I would be livid. There is no noise ordinance so that is a big issue as well. I feel like I am in the ghetto. Also, they do "criminal backgrounds" but the characters I've seen..................it don't matter what they allow to come to live here. I have seen and witnessed people smoking marijuana and smell it all of the time. amenities that are listed are a joke as well. Our laminate floor is taped with clear duct take to hold it down where it is coming up and coming apart. Added to your rent/water bill/pest control, there is NO pest control inside your home. When asked about the fee and the reply was that the pest control fee is for outside. There are so many ant beds everywhere. In a year I have never seen a pest control person or vehicle in this complex. The pool was closed half of the summer. You can not count on the posted office hours on the weekend. For the money, I would not rent here. I definitely feel like I made a mistake. I would've already moved if I wasn't locked into a lease. They charge a ridiculous amount of money to get out of. Just some friendly advice people, look elsewhere first. If I could give zero stars I would."

"My wife and I enjoyed our time at Lullwater at Riverwood, Evans, GA. Very nice grounds, dog park, pool, and fitness center. The garage unit we rented was spacious and easily accessible. Throughout our two years living at Lullwater, maintenance requests (which were few) were responded to promptly and professionally. Many words of gratitude and recognition goes to Mr. Hassan Tucker, who was consistently helpful and thoughtful in his approach to management and assistance! Bottomline - great experience!"

Initially, I toured the property and eagerly submitted my application for a sought-after first-floor apartment. Regrettably, someone else secured it before me. However, the real frustration came when the same apartment inexplicably became available online again, without any notification or explanation. Upon contacting the front office, they assured me that they would transfer my application to this unit, offering a glimmer of hope. Nevertheless, it seems my situation isn't unique, as evidenced by the experiences shared by other residents in their reviews. To compound my frustration, they refused to refund any of my money when I ultimately decided not to move forward with my application. Additionally, it appears they attempted to shift responsibility onto a former employee for the mix-up, leaving me with a sense of unease. Even though I initially spoke with a staff member on Friday who promised to get back to me later that day after contacting the original applicant, I never received that callback. Instead, I had to take the initiative to inquire about the apartment's status on Saturday. In summary, my experience with this apartment complex has been characterized by miscommunication, a lack of transparency, and multiple frustrating setbacks. "I have lived at Lullwater at Riverwood for six months. The apartments are great, and the neighborhood is one of the best in Augusta. Janie and Hassan are the outstanding leasing agents who helped me during my application and move-in process. I moved in twice. Initially, I had a 90-day lease and then signed a one year. I would highly recommend Lullwater at Riverwood!"

"The apartment is very nice but I have requested my a/c be fixed a week ago and no one has fixed it and no further communication as to what’s taking so long. I’ve stayed at much cheaper places that would have a maintenance guy there within a hour or less for A/C work, my electric bill will be ridiculous from trying to cool my apartment, and it’s in the winter time thank goodness it’s not July. It’s another month gone by and still not fixed it’s currently froze up from lack of Freon but they say they will fix it correctly tomorrow it’s now 3/6/23 and this started on 1/28/23 so it’s the next day at 12pm and still no one here fixing the a/c as promised yesterday by maintenance this is a joke is 79 degrees in here and rising. So just went to office the assured me it will be fixed today after they fix some sheet rock in what world does a month old ac problem just pushed back for Sheetrock repair what a joke ok ac is fixed now thank you !"
