Henrico Arms Apartments

"I've been here for 2 years I've had so many problems smh. Any problems you may have they don't care they take they time with EVERYTHING. Maintenance come into your apartment to do work and leaves a mess, break your blinds and the management team make you to be responsible for and to CHARGE YOU 40.00 PER ROOM for something you did not do. They have an emergency number that you supposedly be able to reach them on and they NEVER ANSWER THE PHONE. For instance on July 2, 2023 my power was out for 5 days and I couldn't reach NO ONE. With me having 4 small kids ages 13, 4, 2, and 11 months old I had to pay for a hotel stay out of pocket and 300.00 or more in food damage here we are in AUGUST 3, 2023 STILL NOTHING HAS BEEN RESOLVED. IM FEED UP."

"It is clean townhouses. No different than the average project housing/hood. Ghetto people living there. Which makes it seem like being in project housing area. I personally try not to visit the people that I know there often. People be yelling and hollering for no apparent reason. They be standing less than 4 feet from each other"

"There have been over 45 days since moving after being told no Reasonable Accommodation will be honored . Not accepting Doctor's Notes anymore. To date no refund released even though letter sent regarding refund. Picturess taken of apartment after moving will be taking this further."

"Stayed here for a few years while trying to make it though college as a young mom. The noise from the upstairs unit is unbearable ( not the neighbors fault, the floor creaking is the worst I have ever heard) . I still get flashbacks about the noise lol. So get an upstairs one if you can. The company is making market rent off of every resident no matter how much they pay out of pocket!! so I encourage current and future residents to stand up for themselves and make sure they get what they need while living here. The elderly community here is tight knit and really nice. But the drama I had to listen to in the hallways was ridiculous. (Mostly arguments between women and the same boyfriend they keep kicking out of the house and letting back in the next day. ) Overall I would recommend if income is limited and you have to be on the bus line. I caught the bus at night plus they have cameras in each building, so I felt safe living here"

"I'm a fairly new resident at Henrico Arms. A mother of 3 the property is well kept the grounds are so pretty no trash on the grounds or graffiti on the buildings or signs such a step up from my previous place I lived. The apartment was so nice when I walked in I nearly cried. I have a safe place for my kids. The staff made my transition to our new home so easy and pleasant. The ladies in the office are so welcoming, sweet and funny. Thank you for a new start. Me and my family are so happy. If you are looking for a nice place to live that's income based Henrico Arms is the place to be."
