"We lived at the Trax for approximately 2 years. If you’re considering signing a lease here, be cautious. Ensure you document and video everything upon move-in/move-out, and anything there after. We decided to move out after the Assistant Manager revoked the renewal offer that she sent on May 31st, 2023. On June 8th, we received an e-mail from Sabrina stating the initial renewal offer was a mistake and she attached the “corrected renewal offer”, which denoted a $300 increase from the initial renewal offer. While Sabrina was apologetic, she was unwilling to honor the initial renewal offer; thus, revoking it. Another factor driving our displeasure, our heater stopped working during the winter. Please note, we lived WITHOUT HEAT for the entire winter and 6 months there after. For the duration our heater was broken, the temperature in our apartment would average between 60-62 degrees; however would drop to 52 degrees when it was below 40 degrees outside. The months our heater was inoperable, we received minimal support from the TRAX management team. Aside from ordering 3 portable radiator heaters, management offered no contingency plans to ensure our apartment was livable. Unfortunately, every time we plugged in the radiator heaters, it would trip the circuit and turn off power to our entire apartment, which made the heaters unusable. We eventually escalated our concerns to the District Manager, who ordered a new heater. However, to their valiant efforts, the arrival of our new heater was delayed due to supply constraints. By the time our heater was replaced, it was late spring, after temperatures shifted to summer weather. The District Manager did give us a generous discount off one-months rent. To address unsanitary conditions across the property; as the Assistant Manager stated in her raving review, “You can tell the difference on pet areas from other places!!!” ……Well yes, that’s because residents frequently step in dog poop and dog pee in the interior hallways, elevators, and entrance to the building. Residents would inform management of the feces and urine in public areas, but never took an actionable approach to correct the problem. Management would send out mass emails reminding residents to clean up after their pets or they will enforce DNA testing on all pets. Overall, no, I would not recommend the Trax to friends, family, colleagues, or any of my Soldiers. If you’re a Junior Soldier or Junior NCO considering signing a lease here, I strongly urge you to reconsider, especially if you’re already at the top of your BAH range. When it’s time to renew your lease, the Trax will increase your rent between $200-$400 dollars. Pros: secured gyms, weekly cookies, summer BBQs, and resident appreciation donuts. To the Trax management, take the constructive feedback left by prior residents and implement actionable approaches to improve your community. Thanks!"
"My husband and I lived in a 1 bedroom (a little over 700 sqft). We ended up paying around $2200 a month. With us being dual military, the location was the ONLY good with this place. The trash pickup people came only 50% of the time (you have to pay for this regardless), there were high school kids from around the area that would come to the pool or be dropped off and trash it (you also pay for this), there was never ink in the printer (you pay to use) and the elevators and hallways smell like dog pee. When we moved into the apartments, we told the office how our carpets were not cleaned and had dog hair all over them (you could tell they hadn't even been vacuumed. My husband sat out on the carpet and was covered in white dog hair). When we got a dog, we noticed the pet areas were always nasty and not cleaned up. My dog and I would step in other dogs feces once or twice a week. I ended up buying signs to place in the areas for cleaning up after pets due to the office not holding residents accountable. This was also an issue in the hallways of the apartment. Make sure to take pictures when you move in and keep for when you move out. READ the lease agreement because they will try to charge a lot of money for cleaning service even though the move out says to clean the apartment before you leave (they tried charging us for this even though when I moved out, the person walking through said there would be no payment due to how clean it was). They started taking pictures after they were pulling carpet up to replace and tried saying there was dirt all in the apartment ( I knew the carpet was already pulled and they were replacing this due to a friend still living there and sending me a picture). They tried charging over $1000 in move out fees. I would NOT recommend this apartment to anyone. Money hungry and no updates on the apartments for the price to be so high. Renting a house in Dupont would be equivalent/ better."
"I lived here for approximately 2.5 years. At first the apartment complex seemed awesome. Super close to post, fairly clean, amenities, good restaurants close by. Rent was slightly over my BAH - the same apartments are much more expensive now with no updates/changes except for following the trend in rise of BAH. It progressively went down hill after about a year. Many tenants shared mutual complaints of raising rent, high utilities or being charged for things they didn’t receive, noise, complex wide utility charges being split among residents, unsolved work orders, animal feces and urine in the hallways and the potty areas being over run with feces. Myself and my neighbor bought “pick up after your pet signs” that are still being used to this day, but it didn’t truly help. During the summer the entire teenage population of DuPont comes to the unlocked pool at all hours of the day and night. Management says to call the cops rather than adjusting security measures to the amenities (like using a key fob). The maintenance man, Patrick, seemed to be the only person truly working day in and day out for his paycheck. Surprisingly, I had no move out issues like others have complained of, but I made sure the apt was pristine. It was quickly turned around and rented in like a week. The fact an assistant manager is leaving stellar 5star google reviews as a “normal” tenant after moving tells you all you need to know about the company and ethics. Everyone has their likes and dislikes about a living community, but in general I would not recommend based off of price, cleanliness, management, or security. The location is the prime time benefit."
"I lived here for 2 and 1/2 years. Pros: Maintenance team worked above and beyond. Leasing office was accommodating. The lounge space was nice and clean. Parking was easy. DuPont police actively patrolled. Apartment complex was situated right outside of JBLM. Daily commute going home, I drove through MTC (center drive) to avoid I-5 traffic (TOP FAVORITE). Highly recommended for military families. Cons: Elevator was problematic during the cold months. Reports of break-ins at least once or twice a year (mostly in parked vehicles) although I think it still the safest neighborhood out of all the nearby cities."
"We had a great time during our stay here (~2 years). Lounge and common space was clean and well maintained. Service was fast every time we submitted a work order. We really liked the neighborhood, it was quiet and felt very safe even at night. Not much going around, but still in close distance to Lacey and other places. There were some minors issues every now and then, but that doesn’t have a big negative impact overall. Rent was not cheap for sure, but it was tolerable. The leasing office was very helpful, definitely recommend."
