"I lived in Cherry Grove townhouse. My biggest complaint was the Leasing Office Staff. The first manager and assistant were okay to work with. When the assistant left and Aaron was hired things started to take a turn for the worse. After the manager left and Brandon was hired to replace her anytime I sent Aaron and Brandon an email about a problem, they wouldn't reply. They hand delivered a notice about the redoing the asphalt. In the letter it stated when they were going to start doing this, said if any cars were in the way they would be towed at the tenants expense. They did not let us know how long we would not be able to drive on it. The rent kept going up alot every year. I ended up going month to month paying $200.00 more each month because if you break the lease, they hang you out to dry. The owners are money hungry and they do nothing to improve the buildings."

"Super deceptive, they advertise water and sewer included in rent, which i have multiple emails from them saying so, so i put the money down to hold a unit but when you go to sign the lease water and sewer were not included"

"I strongly recommend not renting with ANY universal property and never will again. My sister and lived in a property for 2 years a brand new property at that. We had problems with people not coming and fixing concerns we had since day 1 and honestly should’ve been a red flag there. They absolutely prey on the people that are trying their best to make a living. When we moved out we did the walkthrough with a landlady and she said “everything looked good we would hear from them through email or mail” hence less than a week after moving out I get the email after living there for 2 years and cleaning our apartment for 2 days the charges we were given were. Paint $350 Blinds $60 cleaning fee $150 carpeting and flooring $899 plus an administration fee of $200 and they’re charging us an additional $540 for what we were asked and apparently the blinds were messed up which isn’t true we have videos on the day the keys were picked up 2 hrs before they came to get the keys and to add we mentioned we replaced the blinds and she claimed she would take off $30 of $60 makes zero sense I have proof of the blinds being intact. They also claim our animals prefer all over the apartment I find that hard to believe I truly do our house never smelled like pee and if our animals ever did an accident it was cleaned up right away. I have called to have the company tell me exactly what I was being charged for because I already work two jobs barely can stay afloat and all I got was rude and disrespectful comments I hate this is the trend and name they want for their selves as I read more comments I see similar situations. I am so disappointed in this company I have lived there since they opened up and the move out experience has been terrible and I honestly was gonna renew another year I’m glad I didn’t. In the end of this you will not get your deposit back no matter how much you clean or fix whatever it is they come up with false information and falsifying documents to make themselves look good."

"UDC at Town Creek in Lenoir City has been amazing, the grounds are coming along so beautifully (new construction) and the property managers and maintenance are a dream to work with now as a tenant and for the few months prior to my move-in with timely responses to my numerous questions and providing much ease with my transition to Universal. My particular town home is fantastic and the perfect size for my family and two doodles. It is a quiet community and the town homes seem to be very sound-proof. I never hear a sound from my immediate neighbors who also have kids and dogs. It is also very dog-friendly which was important to me and the property managers do an excellent job of ensuring compliance when it comes to tenants abiding by rules which is important to me. The in-house maintenance staff are so very friendly and often greet us in passing providing updates on new & improved amenities and are great about delivering notices when they plan to enter my unit for any type of routine maintenance. The online rent payment portal is very user friendly and takes two clicks to pay rent each month. My first two months with UDC has been very peaceful & we are very happy."
