"Instead of saying something unhelpful I'll detail some of my experiences there and let you decide for yourself. New comment - Now that they've painted the buildings take a close look at #6. It highlights the amount of settling stress being put on the buildings all over the place. Forewarned is forearmed. Old comments: 1. The first time I came there was to spend a long weekend with someone who owned one of the condos. The next morning I came out to find a parking violation ticket on my pickup truck. It didn't matter that it was a passenger pickup truck in good condition, no kind of pickup trucks are allowed to be there overnight. You're told to park it somewhere off-property. Since there was no parking places convenient to the condo I ended up having to rent a car and parking my truck elsewhere for the weekend. 2. When it came time to move in I sold the pickup and bought a car that met their criteria. That's when we noticed that each unit was only allowed one spot for the owner and two other spots (for residents in the same unit or visitors). My car took up one of the other spots which meant if we wanted to have the whole family over for Thanksgiving or Christmas they either had to all come in one car or we had to make several trips to go get them. It didn't matter that there were plenty of spaces open - rules are definitely rules there. And there are a few elderly women who were always snooping around to make sure you obey them. 3. If you decide to bring your children or grandchildren to the pool please remember that only one pool toy per child is allowed. If a child uses two noodles you're likely to get a stern reminder of that rule. 4. If you like to fish from the nice point they have, don't be surprised if someone comes up and demands to know if you live there. If you say yes they might even demand you show them your license to prove it. One of my neighbors saw it happen to a man who was out there fishing beside her and when he refused to show the challenger his license the confrontation became quite heated. 5 The association documents might say all of the landscaping is provided for by an outside company but in order to save money they ask for volunteers to maintain the grounds closest to your unit. If you don't feel like volunteering because one of the reasons you bought a condo was so you wouldn't have to do yard-work, and you're not lucky enough to have someone else in your set of units volunteer to do it, plan on having scrubs leading up to your unit for quit awhile. And if you do help keep in mind you can only use plants that have been approved. 6. I haven't mentioned the most negative aspect of buying a condo there yet - which is that your assets will be put at a very high degree of risk. Due to the way money is managed, or mismanaged, there even the most predictable of maintenance projects - like repairing the seawall around the point, replacing the 30 year old plumbing system, etc.. - you're likely to keep getting special assessments to take care of these things. In the business world this can easily lead to what is called a failure cascade. The way it would happen here is that an assessment is too high for some of the owners to pay, they declare bankruptcy, the assessment is then spread out over fewer owners at a higher amount, more owners can't pay that much so they declare bankruptcy too. And on and on until the association goes insolvent. Plan on your unit being worth 20,000 less than the purchase price to be safe."
