"Solid 2 because the squirrels and my neighbors downstairs are nice. That’s about it. I have lived here for a year now. It’s been nonstop problems. 1. Drywall is bowing. Maintenance said poke a hole in it , it crumbles. Management tells us, there is asbestos and we have to immediately vacate the apartment just with the clothes off our backs. We had to buy toiletries, clothes to wear at our expense. We were locked out for “safety reasons “ They put us in a hotel in Costa Mesa with homeless all around, not safe at all. No asbestos, we are allowed back Next , support beam is what made the drywall bow out. I ask them that doesn’t look safe and insisted on a professional inspection. 2. Flooring is caving in the hallway and kitchen. 3. Carpet in bedroom unraveling. And an old stain is coming through. 4. Tub just got reglazed and we couldn’t use the shower for 3days , we get another unit to use except maintenance had a key and kept coming in. Not safe and my privacy is gone. 5. Dishwasher smells of mold & mildew, it did leak underneath, told to clean with some tabs I can buy. I thought it gets clean with the dishwasher tabs I use for cleaning dishes. 6. Cook top glass is chipped it cuts my finger, still waiting for the replacement 7. Light fixture in bathroom rusted badly, still waiting for replacement I pay $3600 for a one bedroom luxury apartment. The structure engineer came to check the support beam protruding and whispered to the maintenance manager. I was told my garage ceiling would need to be opened to fix the floor issue. Instead of a solution or any form of communication, I got an email at 1am saying my lease is up for renewal and I am getting a rent increase!! I actually cried at the manager office so upset this was happening and was assured there would be a solution, and possibly relocate to another apartment but don’t worry. It’s been since January waiting for these issues to be addressed. I don’t feel safe with a support beam protruding. With the floor caving in, I have tripped many times. I am disabled and in mental anguish something else is going to happen, like the ceiling caving in. There are stress cracks now too. This is no way luxury living at all. Update: I got a invoice demanding I PAY $1500 and before I moved out I was offered a rent reduction for the construction I was going to endure. How does it change so drastically? They began working on it the day after I moved out. The drywall is thrown on the side of my apartment. My garage in the photo. Yet I have waited since January for any repairs."

"This property is undergoing MASSIVE construction over the next 4-5 years. The management office will lead you to believe it wont be overly intrusive and maybe offer a small concession. Your home will be unusable from 9am-5pm every day. Jackhammering stucco and concrete for hours on end, the noise will render your home unusable. If you are looking at a unit with a view keep in mind you will most likely loose it during the construction period as your patio and windows will be completely blocked with scaffolding, plastic and tarps. Pass on this community and keep looking."

"Great place to live and mtx/landscaping service is awesome, BUT, if you have a problem with your apartment where you need to relocate, do not expect anything from the management higher ups. They are slow in communication, provide less than satisfactory terms, and have zero to no recourse in these situations. You will be on your own dealing with insurance and figuring out relocation yourself, not to mention they do not give you access to your property for the duration of the stay. My experience with a relocation due to Promontory's negligence which caused damage to my apartment and an order to vacate for 2 weeks has been horrible to say the least. Great place to live, but if you ever deal with a situation like mine it will make you want to leave."
