Of course, there are those few things that new home owners find that they (we) want repaired, taken care of in a time frame that may not always work out for the builder and their subcontractors. I am a firm believer in communication and working through any and all issues and not creating enemies or hard feelings. On occasion, it has been a challenge to receive callbacks or visits from Divine Homes. We have had some good communication with several of the subcontractors. "If you're looking for a builder who won't finish the job, this is the company for you! We built about a year and a half ago and had several issues including serious drainage in the backyard, four basement leaks within 14 months, inconsistent pricing for upgrades compared to same home neighbors (we paid almost double compared to others on some things), terrible customer service, and totally lack of concern with neighborhood wellbeing throughout the building process. In good faith, I have been patiently waiting for resolution but here I am to elaborate on the issues we’ve had with Divine Homes (or D3 Properties as they like to call themselves now)- 1.) Terrible Communication: Don't expect any calls or direct conversations. It's like pulling teeth to get anything done. Sure, they may be more involved to get the sale closed, but after that... you're on your own. We had basic upgrades we wanted that they flat out refused to even price out or just told us they couldn't do it. You’ll wait months to ever hear back. Calls from you or your realtor will be screened and obviously ignored. After you sign a contract, expect below the bare minimum for customer service and communication. 2.) Drainage Issues: We have a literal 125 foot, flowing river in our backyard with heavy downpours and had anywhere from 1-5 inches of standing water for up to a week and a half after rains/high 80-90 degree weather. It took an ungodly amount of follow up emails (30+) over 9 months to ever get a chance to properly discuss. We sent over 500 photos/videos of what was happening, numerous calls and a horrible in person screaming match before they agreed to do anything. The final outcome? We had to contact three third party professionals for recommendations to have those blatantly ignored. We total had the backyard re-grade 3 times (1 at our expense) and eventually Divine Homes agreed to just lower the shared inlet an almost 2 FEET so water could properly drain from our backyard and laid $200 worth of sod (mainly because they graded my neighbor’s yard WITHOUT permission and had to correct their mistake). Overall, I have a yard with a swale that I can't do anything about (which was never disclosed when we were picking out a lot) and will still continue to become a river with heavy downpours. Dry creek bed would wash water around and French drains wouldn’t be able to handle the large amount of water. Don was too cheap to install any proper draining system for the side of the street I'm on so all surrounding neighbors have similar issues on our side of the street. He told us to our faces, he wasn’t going to spend the $12k out of pocket on a proper drain system and asked if we were. Sounds like they knew what should have been done but just were not willing to pay and make it right. 3.) 1 Year Warranty: We had our 1 year warranty walk a month before our 1 year ‘anniversary’ and while most things were completed, we're now at 8 months passed with outstanding items that have been repeatedly ignored. These include a large ¼” basement crack and stone veneer on the front of the house that was only half repaired. They are overall slow to communicate and lie about promises/deadlines to follow up. 4.) Neighborhood / HOA: The builder retains ownership of the HOA while all home construction is underway. This is how it has been for the last 13+ years (and 2 generations of the same family builder) for our neighborhood. Roads are torn up from construction trucks and they only repair the ones that affect new home sales. The neighborhood well smells something horrendous due to lack of proper maintenance/neglect. They started building a neighborhood gazebo on the lot behind the foul-smelling water house (because they couldn't or wouldn't squeeze a house there) that has been 'under construction' for a good 8 months or so. Any requests from homeowners to the HOA (Divine Homes) is generally ignored or put on such a low priority to them, nothing ever happens. Wish us all luck."
