"Good quiet neighborhood well kept pretty good so far we'll see I just moved in give it a few months we'll see. Well it's been about 6 months and I have learned that they tell you they'll do things and they don't when I moved in will actually before I moved in The yard was covered with mulch no grass just mulch they said they were going to clear it out and then give me some seed to plant for the grass has been 6 months and nothing also when I moved in now I am buying the mobile home and refrigerator did not have a handle on it so I brought that to their attention and they said they would have one for me there again 6 months is gone by and still no handle so pretty much they have not done what they said that are going to do."

"My family and I have lived in the community for going on 3 years!! One of the things I don’t quite understand is that sense day one we were told and it’s started in the community rules that every dog has to be on a leash ! Not a lead that goes in a ground but a leash that a human person has control over ! So why is it that I see alot of residents that let there dogs out without leashes! Run around peoples property! Cause the front office said that they didn’t need to have leashes on the dogs! Why are the rules different for certain residents and not everyone! Thought this was a state law in Georgia! That they’re are penalties for this! The rules here are constantly changing and nothing is being enforced makes u not want to live here! We have been through so many managers but nothing is being managed right! Rules are not being enforced"

"Terrible experience took my application fee 90$ and basically did not care to even give me and update. She swear she sent emails but she didn’t. You mean to tell me 3 emails do not work? She constantly said she would call me back and never did. I actually would wait to see if she would and nope never. It’s been over a week and she still does not have an update for me. I would not recommend this place bad communication and I honestly think it’s a scam can only wonder what it’s like living here."

They offered to fix them without hesitation and went above and beyond to get the job done. From replacing my blinds, to a brand new toilet, the Texas forward team truly went out of their way for me and I am so grateful for their generosity and dedication. 10/10"
