It was clear Ellen knew this “stuff” backwards and forwards. We had been in our home for 35 years so we certainly were in need of expert help. There were literally no missteps throughout the entire process -- from the listing and social media postings, to home showings/the open house, evaluating numerous offers, and negotiating the final offer. And it was such a relief to have Ellen’s guidance to get through all the bureaucracy of the closing preparation! As an example, we ended up having a problem with our septic tank inspection and Ellen knew exactly what to do. Her knowledge of Massachusetts’ Title 5 septic laws was amazing and ended up saving us a lot of time and money in repairs. And Ellen guided us through all the little stuff that, if overlooked, turns into big problems -- such as smoke detectors being up to code per our town’s requirements, the scheduling of necessary inspections, utility cancellations, getting all necessary permits, etc. Additionally, she recommended a great real estate attorney who represented our needs and interests exclusively. We don’t know what we would have done without Ellen’s guidance.
