"Update by 2/11: I didnot change my name, just as this person's name, Jing/Jenny is same as your Joshua/GuoHu. I also have all the records showing how you so urged to push us to pay this $35k deposit even the system didn't let me pay. You refused to show us the house after the offer was accepted. You refused to write down your so-called rebate. Your commission came from our money, if no your rebate trick/scam, we would not even put this purchase price. The rebate from your mouth is your tool controlling us to give a higher offer, to all the end of whole procedure. Because I will file a complaint to MA realtor associations, otherwise you would not give back a penny. How many times you threatened us if we didn't pay the deposite, then the sellers will sue us!! But the reality will be, we will sue the sellers, their listing agent, how they cheated us, how they didn't follow the p&s. You cheated us more than all sellers' party.**** This person is full of untrue explanations. tons of hours reading my messages? Even the attorney he recommended to us, who was his friend, told us this person should do something for us. But he just sit at home for doing nothing, and refused to give us the written contract. All lies, this person had been helping the sellers' party to cheat and trap us for this house: water leaking, wall crack perfectly covered by a fake tree, broken furnace; broken windows, all sinks leaking, mold everywhere in all bathroom, the bathroom floors were all soaked by water, the shower cannot work, we had no shower for a week even we tried to fix this junk house for a whole month after the closing date. He laughed at us and told us he can do it for $50-60 not even $100 for the broken roof corner. He laughed and said, he can easily climb to the roof. He definitely documented all the fake hours and cost for his company, but he did nothing for us. He treated us like we were idiots, actually we have PhD degree, we didn't forsee that during the house purchasing process, buyer's agent was actually against us, everything this person did is to force us to buy this junk house. He told us over 90% waived the inspection, and he refused to show us the house after the offer was accepted. And he told us the sellers will disclose the house condition, but the sellers and their agent just cheated and didn't disclose any major issues. The attached picture shows the sellers tried to hide the long diagonal crack on the wall to the ceiling by a tree, while the previous sellers in 2008 did disclose this crack, but this seller together with their listing agent worked together to cheat, cheat the square footage, cheat all the major issues, even left dirty shelves, dirty curtain, tons of sharp nails on the wall. Their so-called free appliance were all broken, the refrigerator is a giant trash, the oven, cannot even know which one can work, washing machine barely can run for a load automatically, sellers just dumped all the giant trashes to us. But this person, who was supposed to be our buyer agent, just did nothing, and laughed and insulted on us. We had to represent ourselve and talked to the sellers' party directly."

"Stay away from this agent Guohu(Joshua) at any cost. He will jump to the sellers' side, and tell them any personal conversation between you and him. After he pushed you into P&S, then he will do nothing for you. Since he counted the minutes and his hourly salary is at least $8500 per hour, if final walkthrough more than 30 mins, thus he complained that he didn't even have lunch yet when the seller only allowed us to see the house after 6pm. He will tell you over 90% buyers waived the inspection, he will push you to pay 5% purchase price right away, pushed many times a day even the paying system took time. He will tell you all the deadlines are adjustable, later you will find you are hopeless by each deadline. After 5% paid, then he will tell you nothing he can do. After the closing, anything wrong like crack on the wall and rotten roof corner etc., he then just laughed and said nothing cannot be fixed, and don't tell him anymore because he is not a doctor for mental health. Stay away from him, otherwise your money earned from your hard work will go to his pocket and contribute to his new company. He will not provide any professional advice/opinions/feedback, the only goal he has is just to push you to buy the house, more than the sellers. Just be careful, and be wise, don't listen to anything he says."
