Reviews of Ridgewood Village
"We have had a place in Ridgewood since 2019 and, even with the recent lot rent increases, this is still one of the most affordable housing solutions for student in Auburn. Though rent has increased quite a bit, it is in keeping with the inflationary costs we have found in all other aspects of life and is even more affordable if you have roommates. It has been an excellent experience for my students to have the responsibility of a caring for home, the opportunity to have a yard (grass maintained by Ridgewood), pets, parking right in front of their door, regular busses to campus, tennis courts, swimming pool. 1. Living on Campus - $7500/year or $30,000 for four years. Average on-campus Auburn dorm room is $5500 plus mandatory $1000 meal plan per semester - Must move all belongings out for summer months. 2. Living in off-campus student apartments - $9600/year or $38,000 for four years (assumes $800/mo rent) . Leases are Per Bedroom and can range from $600-$2000/month PER BEDROOM. Also it can be difficult to renew lease in current unit and often students must move at the end of lease to a new apartment as decided by the lottery systems that assign some of the student apartments . 3. Living in Ridgewood - purchase $25k used home + $700 rent $4836/year or 19,332 for 4 years (3 people) per person $7325/year or 29,300 for 4 years (2 people) per person $14650/year or 58,600 for four years (1 person) - if you have multiple children who will live in home for longer the costs would be even lower. At the end of use, you can sell home or move to your own land. Like anywhere else, Ridgewood is not perfect and different things work for different people. For our family, this is an excellent choice."
"DO NOT LIVE HERE IF YOU CAN HELP IT UPDATE: The company that took ownership of the community is now increasing lot rent after providing NONE of the promised amenities and improvements with the goal of matching our lot rent with the rest of their communities in the other side of the country, which is $850. When asked how an increase from $250-275 to $850 is remotely reasonable, we are providing with false excuses of inflation and increased costs. This is a blatant lie to waive away the outrage of more than tripling lot rent in the span of 2 years. The only possible explanation is they are taking advantage of college students and families in delicate financial situations in order to turn a profit or drive them out of the community. This us predatory, unethical, and disgusting. DO. NOT. LIVE. HERE. Avoid any and all properties associated with "Haven Park Communities". Ridgewood Village was acquired by a company out of the Midwest who changed management. Since then, HavenPark has run the community into the ground. 1) Got rid of in-house lawnscaping and trash service just to saddle residents with the bill 1a) These lawnscapers leave more trash in the yards than they clean through lawncare, and the trash service has broken my trash can twice. 2) Disallowed fences for no reason only to feed disgruntled tenants lies about insurance rates and dog breeds 3) They've altered move-out rules to prevent people from easily leaving - you must either fund the moving of the trailer out of the park or sell to the park for less than market value, no other sales or transfers. 3a) After arbitrarily raising rent prices through the roof (~100% increase, ~$300 -> $600+ lot rent) and losing move-in commitments because of their idiotic decision, they further disadvantaged tenants by offering a rebate for buying a trailer from the company, further discouraging current-tenant move-outs without financial struggles. 4) Got rid of parking passes only to reinstate then less than a year later because they couldn't control the parking. Now, after reinstating parking passes, have over-aggeessively applied parking "rules" that had since been left unenforced, taking shape as tow trucks rolling through the park at night to pick up tenant vehicles for touching the curb, being misaligned, etc. They've even towed tenants with no parking violations/issues, only to tell the tenants it isn't their problem. 5) About a year ago, they had water pipe bursts in the park and fixed it, but they left the in-park road dug up for over 6-8 months, only patching the road after numerous tenant complaints about vehicular damage done by the pothole. 6) The office workers are not helpful, and it's impossible to talk to corporate: you get stuck in a loop of being put on hold before being hung up on. In summary, Ridgewood Village is an awful place to live due solely to the fact HavenPark took ownership. This park and most others around the area have been bought up and changed to the anti-tenant establishments they are now. This park, and others like it, will likely end up as cul-de-sac or duplex developments just so these companies can recoup costs for their idiotic decisions that are actively aggressive towards college students and others that just need a decent place to live, and the people needing homes will be left out of luck. Do yourself a favor and don't live here. Do other people a favor and share that this place is a terrible option to consider moving to."
"I just called the office and the park was purchased by a corporation a few years ago. It has already doubled the lot rent in the last few years, which is now over $700 a month. Be careful if you are looking to sell your mobile home in this park in the future."
"We have three boys living here currently, two got their vehicles towed last night supposedly because they were parked on the grass. Now, they have never been warned about it which is what is supposed to happen first. When cops were called and front office called, they were informed that it was the management that had sent the tow service down a certain street and gave permission to tow. This is unacceptable!! This should never happen! They know these are kids trying to start life, they don’t need the extra charges, worries and stress. Shame on whoever gave that order in the Ridgewood office, because they know they will always find violations being that all the kids park crazy in that trailer park. Shameful!!"
"Ridgewood Village has been an awesome place to live in the past, but the place was sold and management has changed. It is NOT the same and I can't recommend it for new residents/students. The rent has increased steadily while amenities have been removed, not added. You will have to deal with a corporation instead of an individual if you have any problem. If you own a trailer in the park, you are just stuck with any new changes that are made, including lot rent that increases on a regular basis."
